Changing the makeup of the neighborhood
Aurora, and the general eastern suburbs of Denver, is considered one of the most affordable areas in the metro. “Horseshoe Park is the most expensive neighborhood in Aurora,” says Arash Hajjam, a real estate agent with Your Castle Realty LLC. “A four-bedroom, 1,800 square foot house is worth a minimum of $450,000 if it’s up to date on renovations. Many homes in good shape are over $500,000.” Because of the pricing, Hajjam has noticed a change in the last few years. “Most people still own their homes, but there’s been an increase in tenants.” Sixty-seven percent of the people in Horseshoe Park own their homes. Some condos are under $300,000 and under 1,000 square feet. There are tri-level and bi-level homes and ranch-style homes with full basements. The oldest homes are from the 1960s, but most were built in the 1970s or ‘80s.Newer construction townhouses
In addition to the mid to late 20th-century construction, some townhouses have been put up in the last couple of years with two bedrooms, are between 1,000 and 2,000 square feet and are priced between $400,000 and $500,000. They have attached two-car garages, and there are newer townhouses that were built in 2023 nearby that have three bedrooms and nearly 2,000 square feet of living space selling for over $500,000. “One of the other changes in the last couple of years is the rise in interest rates. It’s decreased the affordability rates substantially,” Hajjam said.The closest schools are in the Aurora District
Colorado is an open enrollment state for schools, meaning that parents can apply for admittance for their children to any school based on availability. However, the closest schools to children in the Horseshoe Park neighborhood are those within Aurora Joint School District Number 28. Yale Elementary has a C-grade on Niche and has a 16-to-1 student-teacher ratio. Aurora Hills Middle School students have blocks of time during the day for core academic instruction and two flex periods that provide opportunities for small group or individualized instruction from teachers. Students can also take exploratory classes during these flex periods. The school has a C-minus grade on Niche. Six Capital Brewing, located in the Iliff Crossings Shopping Center, is an independent artisan craft brew pub concentrating on local craft beer. Their menu is also full of local ingredients, including their popular barbecue. The Sand Creek Lounge website says they’re the number one dive bar in Aurora. Located in the same shopping center, locals come to “The Creek,” as they call it, for pool, darts, karaoke and trivia. It hosts wedding receptions, birthday and engagement parties, and baby showers. Grocery trips can be made conveniently at Walmart Neighborhood Market and King Soopers, both within a few-minute drive from anywhere in Horseshoe Park. The Town Center at Aurora is at Alameda Avenue and Interstate 225, with 130 stores.Bus and light rail options
The Regional Transportation District bus lines that serve the eastern suburbs have stops on Chambers and Buckley Roads and Mississippi Avenue. Three-and-a-half miles to the northwest, located behind the Town Center at Aurora, is the Aurora Metro Center Station, a north/south light rail line stop. Denver International Airport is a 20-mile trip to the north.
