An established housing scene

Kingsborough has a competitive housing market, with most homes selling within a few weeks of hitting the market. “Homes here are a little newer and bigger, built primarily in the late 1970s and early 1980s,” says Jason Morris, a local Realtor with eXp Realty. Ranch-style homes, split-levels and bi-levels are common, and most feature attached two-car garages and wide driveways. Lot sizes average about 7,000 square feet, leaving plenty of room for backyard patios or extended gardens. While neighboring homes sit close together, evergreens, maples and ash trees dot lawns, providing shade and a degree of privacy.

Home prices and cost of living

Houses start in the mid $300,000s and reach the lower $500,000s, and price tags increase alongside square footage, property size and interior upgrades. With a median price of around $450,000, Kingsborough homes are more affordable compared to the Arapahoe County average. “You can get a little bit more bang for your buck on this side of town,” says Dossie Haiskey, a local Realtor with Realty One Group Premier. “And you’re in a very central location, with highways close by, so you can get to the airport or Denver pretty quickly.” Unlike some surrounding communities, the neighborhood has no monthly homeowners association fees or architectural control committee regulations.

Locals can send their kids to Aurora Public Schools, with Yale Elementary less than a mile from most homes. Highly rated high schools serve the area, with an emphasis on hands-on career-based learning. The district also offers dual enrollment courses through the Community College of Aurora. Nearby private schools include St. Michaels Preschool and Christ Our Redeemer Lutheran School.

Commuting to Buckley, Denver and DTC

Kingsborough sits just east of Interstate 225, providing easy access to all of the eastern Denver area, as well as I-25, which serves as an artery straight to the heart of Denver, around 18 miles away. “A lot of people buy in this side of town because its so close to the space force base,” says Haiskey. Employment hubs like the Denver Tech Center and Buckley Space Force Base are both less than 10 miles away. Bus stops are nearby on Yale Avenue and Chambers Road.

Nearby shopping and dining

The northeast side of the neighborhood has three shopping centers, complete with a supermarket, a hardware store and a mix of local and chain restaurants. “There’s a huge variety of restaurants close to Kingsborough,” Haiskey says. For an evening out, you can:

  • Grab a pint at Sheabeen Irish Pub, serving the area since 1989
  • Enjoy a blend of American and Mexican fare at Jus Grill Restaurant
  • Savor Texas-inspired barbecue and craft beer at Six Capital Brewing
For more shopping, head around 4 miles north to the Town Center at Aurora, home to over 130 businesses.

Parks, trails and open space

You can head to the west end of Kingsborough to enjoy parks and lots of open space. Olympic Park has facilities for baseball, sand volleyball and soccer along with a pond and picnic tables. If you prefer recreation with a bit more speed, Wheel Park has a BMX course, a skate park and roller hockey rinks. “This is definitely an outdoorsy community,” Morris says. “You can pretty much get anywhere you want around the Denver metro with a bike.” The Cherry Creek Spillway Trail connects walkers and bikers to the expansive Cherry Creek State Park around 3 miles away. The West Toll Gate Creek Trail runs through the east side of the neighborhood and connects to nearby recreation areas like Horseshoe and Meadowood parks. Aurora’s Central Recreation Center is about 2 miles away and has an indoor pool, a fitness center, an indoor track and fitness studios that host classes from yoga to kick boxing.
