Drives through the Lyn Knoll neighborhood showcase wide curved streets, modest sidewalks and mature trees sprinkled throughout. “When passing through, kids can be seen outside in front yards and playing basketball along the residential streets,” explains Shay Galloway, a realtor with Your Castle Realty, who has selling experience in the area and has spent time in and around Lynn Knoll. The majority of homes come in the form of brick split-level and ranch-style homes built in the 1960s. Most have fenced-in backyards, with some sitting atop plots of land up to 0.3 acres, which is not commonly found in surrounding communities. Potential homebuyers looking to move into the neighborhood can expect a price range from $425,000 for a three-bedroom home to $550,000 for a larger four-bedroom house.

Closer to home is Bicentennial Park, which “hosts several events for kinds throughout the year,” says Galloway. “As well as a firework show on the 4th of July.”

The brand new Del Mar Academy
Del Mar Academy is a brand new pre-K-7 school which has yet to receive a score from Niche. Aside from the shiny new building, students are taught under a Formative Assessment strategy, meaning daily assessments of students are taken to inform instruction from teachers in real time. Grade 8 won’t be added to the school until the 2025-2026 school year; however, middle-aged students can attend South Middle School in the meantime, which has earned a C-minus on Niche. Older students will attend Aurora Central High School, which has received a C from Niche.

Swimming at Del Mar Park
Spending time outside in Lyn Knoll is easy thanks to the popular Del Mar Park located in the northwest corner, within walking distance of many houses. It is home to a playground as well as its own aquatic center, which has a small entrance fee. However, residents head less than a mile south to Bicentennial Park to walk their furry friends, as it has an off-leash dog park.

The community also offers convenient commutes into downtown Denver, which is a 15.5-mile drive via I-70 West or by light rail, which has a station located less than a mile from the community. Travelers heading to and from Denver International Airport can expect a 16.9-mile commute along Peña Boulevard. Even closer home, just a half-mile north of the neighborhood, sits the Anschutz medical campus, home to the University of Colorado Hospital and Children’s Hospital.
