Established in 1972, Meadowood is a young neighborhood with winding residential streets that butt up against a sprawling park that has plenty of outdoor amenities. Residents can live in spacious homes that are a quick drive away from retail and restaurant options. “Not only do residents have the ability to stay in the neighborhood and support local businesses, but we also hold events,” says Keegan Hayes, President of the Meadowood Neighborhood Association. “We are a very family-oriented community, but we also have a great mix of different people. It’s a very diverse community.”

Expansive neighborhood parks
Meadowood’s namesake park is an 11-acre greenspace that stretches from Yale Avenue down to Hampden Avenue. Within its grounds there is a playground, four tennis courts and a baseball diamond. Walking and biking trails wind all throughout the area, including West Toll Gate Creek Trail. “It’s a part of the Aurora greenbelt, so it’s a great place for people to go on walks and see wildlife. I myself have seen beavers and hawks there,” Hayes says. Check out the Meadowood Recreation Center’s indoor facilities and join a sports program. On the other side of the neighborhood, Eagle Park is another greenspace for residents to explore. Less than a mile away, Cherry Creek State Park offers plenty of outdoor recreation opportunities. Visitors can explore the natural prairie land, stay at the campgrounds and practice at the shooting range. The beach on Cherry Creek Reservoir is the perfect place for fishing, kayaking and boating.

An abundance of single-family homes
Meadowood’s winding residential streets are made up of many cul-de-sacs. Most of the properties here are on large lots with manicured lawns and decorative shrubbery. Brick ranch-style homes with attached garages are some of the most popular, with flat roofs and a sprawling layout. Homebuyers can find ranchers that are 1,500 to 2,500 square feet for anywhere between $470,000 and $550,000. There are also split levels and traditional two-story homes with modern architecture that cost $500,000 to $610,000. “[Meadowood] is an established neighborhood with resale homes. In these older neighborhoods, there’s a good price-to-value where you can get a nice single-family home for around $500,000,” says Svetlana Kuznetsova, an associate with RE/MAX Professionals who has over 15 years of experience. Those looking for something smaller can find condominiums located near the shopping centers. These properties are brightly colored and come with balconies for roughly $285,000.

Commercial retail spaces with restaurants
When it comes to shopping and dining, Meadowood residents can rely on large commercial spaces dotted throughout the area. “We have a really interesting layout in the neighborhood. We have businesses right in the middle, which is a unique setup that’s great for our residents,” Hayes says. At the intersection of South Chambers Road and East Hampden Road, there are retail and restaurants on all sides. Mission Viejo Plaza shopping center has a home improvement store and a handful of other commercial businesses. There’s also Pupusas Paradise, a local restaurant serving Salvadorian dishes. In the Hampden Green strip mall, residents can start their day at Winchell’s Donut House, with its bakery goods and coffee. End the night at Dry Dock Brewing with its craft beer and outdoor patio. As for grocery shopping, residents can travel 1.5 miles north to Buckley Square, where there’s a King Soopers on top of its local chain restaurants and businesses.

Getting together at community events
According to Hayes, the neighborhood association hosts roughly eight to 10 events a year, usually around the holidays. The association partners with many local businesses in the area to provide food, games and activities at these gatherings. The annual Meadowood Festival is a brand-new event celebrated at the park. Hayes explains, “It’s a really great opportunity for residents to meet each other and create a sense of community. Plus, it lets local businesses provide resources and get their name out there.” In addition to fun-filled festivals, the neighborhood will also have community-based projects like clean-up events to keep the area looking nice.
Quality schools in Aurora
Children living in Meadowood can start their education right in the neighborhood at Dartmouth Elementary. The school may have a C grade on Niche but makes up for it with a gifted program and after-school care. Columbia Middle School is a couple of miles away and also has a C Niche grade, but it is known in the area for its sports dynasty, having won over 100 city athletic championships since it opened in 1982. From there, students can attend Rangeview High School. Ranked No. 2 in Niche Standout High Schools in Colorado, Rangeview maintains a B-plus Niche grade and offers STEM-focused career and technical education courses.

Driving in and out of Meadowood
With its winding roads and expansive layout, Meadowood is a neighborhood where most residents have personal vehicles to get around. While there are plenty of sidewalks and bike lanes for recreational use, cars are used for commuting to and from places. Exits onto Interstate 225 are only a mile west, giving residents access to Aurora and Denver. “Out of all the areas in Aurora, this one is the most car-centric, though there is a light rail nearby that goes through to Denver, which is nice,” Kuznetsova says. Those who rely on public transportation can also find bus stops along the perimeter of the neighborhood for multiple local bus lines.
Meadowood has easy access to the RTD and the highway.
