The local housing scene and market prices

The community has a well-established, lived-in feel, with most houses dating back to the 1970s and early ‘80s. Split-levels and brick ranch-style homes are common, and most sit on lots of about a quarter-acre with fenced-in back yards. "In these older neighborhoods, there’s a good price-to-value where you can get a nice single-family home for around $500,000,” says Svetlana Kuznetsova, an associate with RE/MAX Professionals who has over 15 years of experience. Single-family homes start in the low $300,000s and can reach the upper $500,000s. Sunflower Condominiums on the neighborhood’s south side has one- and two-bedroom units with prices ranging from the mid-$100,000s to the upper $200,000s.

The Meadowood Neighborhood Association organizes neighborhood events

Local events and clubs are organized by the fee-free Meadowood Neighborhood Association. “We are a very family-oriented community, but we also have a great mix of different people,” says Keegan Hayes, President of the Meadowood Neighborhood Association. The association organizes a variety of events throughout the year, including the Meadowood Festival, which showcases local businesses in the neighborhood park. “It’s a really great opportunity for residents to meet each other and create a sense of community. Plus, it lets local businesses provide resources and get their name out there,” Hayes says. The association also organizes community clean up days, garage sales, social hours and holiday gatherings.

Public Schools near Meadowood

Aurora Public Schools serves the families of Meadowood, with Dartmouth Elementary right across the street from Meadowood Park. The district offers a concurrent enrollment program for local high school students that allows them to earn an associate degree through courses at the Community College of Aurora, with credits transferrable to any public university in the state. Additionally, most APS elementary schools offer before and after-school care programs.

Recreation and trail access

Walking and biking trails wind throughout the area, including the West Toll Gate Creek Trail. “It’s a part of the Aurora greenbelt, so it’s a great place for people to go on walks and see wildlife. I myself have seen beavers and hawks there,” Hayes says. In the center of the community, Meadowood Park has athletic courts, a baseball field, a playground and an indoor recreation center. Cherry Creek State Park sits just west of Meadowood, and walkers can access its trails from both Chambers Road and Hampden Avenue. It spans across over 4,000 acres, and visitors can:

  • Hike or bike along its 35 miles of trails.
  • Go for a swim at the beach on the Cherry Creek Reservoir.
  • Exercise the dogs in the 100-acre off-leash area.
  • Launch a boat from the marina for a day on the water.
“The state park is a hot spot in the summertime,” says Dossie Haiskey, a local Realtor with Realty One Group Premier. “On really nice days, you can see a line of cars on Highway 83 waiting to get into the park.”

Businesses on Chambers and Hampden

“We have a really interesting layout in the neighborhood. We have businesses right in the middle, which is a unique setup that’s great for our residents,” says Hayes. The area features fast-food favorites along with local spots like Los Parceros, which serves traditional Colombian cuisine. The Wing Hut offers counter service wings and chicken sandwiches, and Winchell’s Donut House is the go-to place for something sweet. Shoppers can head to Buckley Road to pick up the essentials at King Soopers or Target.

Commuting and public transit

Interstate 225 serves as a direct route to the Denver Tech Center, 7 miles west, which is home to hundreds of technology-based employers. Downtown Denver is around 18 miles northwest, while Denver International Airport is about 20 miles north. Most residents rely on cars to get around, but the Regional Transportation District operates nearby bus stops along Hampden Avenue and Chambers Road.
