Waubonsie’s residential roads have a straightforward appeal, with sidewalks stretching between oak trees and new traditional homes in the neighborhood’s subdivisions. Development in the area started in the late 1980s and continued into the early 2020s. As a result, single-family homes share common elements like vinyl siding, attached garages and asphalt roofing, but can vary widely in look and size, with Georgian-influenced Colonial Revivals, Craftsman-inspired new construction and simple traditional homes occasionally sharing the same streets. Two- to three-bedroom homes typically sell from $250,000 to $500,000, while four- and five-bedroom properties run from about $460,000 to $778,000 or more. The area's townhomes are more uniform, mostly sticking to an updated Craftsman style with occasional urban farmhouse touches. Prices generally range from $256,000 to $600,000, with the upper half of that range mostly consisting of three-bedroom units built in the 2020s. CAP scores for crime are lower than the national average, further illustrating the community’s tranquil feel.

College-level learning at Waubonsie Valley High
Grade schoolers usually enroll in classes at Indian Prairie School District 204 schools. “I’ve had clients out there who have chosen the area specifically because of the schools,” Simandl says. Steck Elementary School has a 17:1 student-teacher ratio and an A grade on Niche. Fischer Middle School earns an A-minus grade. College-bound students at Waubonsie Valley High School can choose from the school’s 25 Advanced Placement courses to earn early credits. The school earns an A-plus grade on Niche.

Trail connections to Waubonsie Lake Park
The Waubonsie Creek Trail runs throughout the center of the neighborhood and connects folks to Waubonsie Lake Park. The neighborhood’s lake is a popular fishing spot in the Fox Valley area, with the most common catches including bluegill, carp and largemouth bass. The neighborhood trails also connect to the Eola Community Center, which has a playground, baseball diamonds and sand volleyball outside. Indoor features at the community center include an Aurora Public Library branch, a Fox Fitness exercise center and various youth sports programs. Oakhurst Wetlands offers an open field on the west side of the trail, making it an ideal spot for dog walks and games of catch. Additional leisure options await in the surrounding Aurora area. “One of the top five places to see in Aurora would be the Fox River Trail,” says Amy Pearson, Licensed Realtor with @Properties. “It features 43 miles of scenic biking, hiking, and cross-country skiing. There are different birds, trees and wildlife. It’s great for outdoor enthusiasts.”

Waubonsie’s location near Aurora’s east end gives residents quick access to a variety of casual restaurants. Ogden Avenue/Walter Payton Memorial Highway and New York Street are Waubonsie’s primary connections to the Aurora area. Residents are about 5 miles from downtown Aurora and 6 miles from the heart of Naperville. Pace bus services are available along New York Street and McCoy Drive for car-free travel. Commutes into Chicago are about 38 miles. For park-and-ride trips into the city, the closest Metra rail station is Route 59, about 4 miles northeast in Naperville. For emergencies and medical concerns, Rush Copley Medical Center is just southwest of the neighborhood along Ogden Avenue.
