Natural wonders and a chic suburban lifestyle in southeast Aurora
A walk or bike along the trail at Waubonsie Lake Park is a trip between two of the Waubonsie neighborhood’s calling cards. On one side of the path, there’s the namesake lake, given shape by dams running along the Waubonsie Creek. On the other side, backyards that connect the park area to a tranquil community of late 20th-century homes. With additional recreational spaces close by, an acclaimed public school district and a mix of mainstream businesses in the surrounding area, the modern era has seen Waubonsie emerge as a sought-after community on the southeast end of Aurora. “It's a very established community, and almost kind of an extension of Naperville,” says Mia Simandl, a broker and partner with Platinum Partners Realtors. Simandl is a lifelong Fox Valley resident and has sold homes in Naperville and Aurora for more than a decade.

New Traditional builds with classic touches
Waubonsie’s residential roads have a straightforward appeal, with sidewalks stretching between oak trees and new traditional homes in the neighborhood’s subdivisions. Development in the area started in the late 1980s and continued into the early 2020s. As a result, single-family homes share common elements like vinyl siding, attached garages and asphalt roofing, but can vary widely in look and size, with Georgian-influenced Colonial Revivals, Craftsman-inspired new construction and simple traditional homes occasionally sharing the same streets. Two- to three-bedroom homes typically sell from $250,000 to $500,000, while four- and five-bedroom properties run from about $460,000 to $778,000 or more. The area's townhomes are more uniform, mostly sticking to an updated Craftsman style with occasional urban farmhouse touches. Prices generally range from $256,000 to $600,000, with the upper half of that range mostly consisting of three-bedroom units built in the 2020s. CAP scores for crime are lower than the national average, further illustrating the community’s tranquil feel.
