Why more people are moving to Austin's Goodnight Ranch

Goodnight Ranch is a large master-planned community in South Austin. Homes here generally sell below the average prices of the Austin Metro Area, and housing options vary widely. The community offers a developing retail space, plenty of parks and trails and frequently hosts events. Shopping and dining are within reach, and nearby highways make Downtown Austin easily accessible.

What types of homes to expect in Goodnight Ranch

Goodnight Ranch offers a diverse mix of housing options for both buyers and renters. The community has sleek townhomes, three-story condominiums, contemporary colonials, bungalows and duplexes. "There's something for everybody," says Realtor Hannah Lloyd of Moreland Properties. She's sold homes across the city for nearly eight years and was born and raised in Austin. "They developed the community to have different levels of what you're looking for. A client of mine first bought a condo there, then they bought a single-family home when they were ready to level up." Homes sell from the mid-$200,000s for a two-bedroom townhome to the low-$800,000s for a four-bedroom single-family new build. "There are nice designs with good price points," Lloyd says. An HOA maintains the area, and monthly fees vary. Apartment complexes, like Moonlight and Bridge at Goodnight Ranch, offer rental options ranging from around $850 to over $3,000 per month.

Local schools and transfer options in Austin ISD

Goodnight Ranch is zoned for the highly rated Austin Independent School District. The district offers school choice, and general transfer applications are typically open from February through April. Applications for admissions-based and magnet campuses usually open in January. Many Goodnight Ranch students attend Blazier Elementary School, the neighborhood's home boundary school. "The school is right there, which is really nice for families," Lloyd says. "They can walk to the school and the day care."

Where locals enjoy a day outside

You can get to know your neighbors at the community's amenity center. It has a pool, a grill and a pavilion area that can be reserved online. Folks access the pool with a fob, and each household is given two. A playground and some green space are behind the amenity center, along with a couple of picnic tables and hammocks. A paved and landscaped trail system connects locals to the neighborhood's surrounding parks and ponds, including spots like Whitter Pond Park. "The walkability is really coming into fruition," Lloyd says. A bit outside of Goodnight Ranch, but still within easy reach, are popular Austin respites, like McKinney Falls State Park. The state park has over 80 campsites, nearly 10 miles of trails and plenty of spots to fish or swim. Goodnight Ranch is also near the Onion Creek Metropolitan Park, a 500-plus-acre regional park with nature trails and creek access.

Where locals shop or grab a meal

Goodnight Ranch is still growing. While houses continue to pop up, the multi-use community also aims to develop commercially. The Ramble, a 31,000-square-foot office and retail space, sits at the corner of Goodnight Ranch Lane and Slaughter Lane. It has spots like Eggs Up Grill, known for breakfast and lunch, and Duke's Liquor, and the community expects to bring in more businesses in the coming years. There are also several shopping and dining options within a few miles, including Southpark Meadows shopping mall, with stores like Barnes and Noble and Best Buy. Other nearby stores include Target, Walmart Supercenter and Old Navy. Most of these stores are along or near I-35 Frontage Road, where most locals shop.

How people get around Austin

Goodnight Ranch's location makes it easy for locals to get around the city, and Lloyd says buyers love its proximity to downtown. It's not far from transportation hubs, hot spots and highways, like:

  • Downtown Austin, about 10 miles north
  • Austin-Bergstrom International Airport, 11 miles away
  • Interstate 35, accessible around 3 miles west
  • University of Texas at Austin, 12 miles away

What events bring neighbors together

Goodnight Ranch hosts several events throughout the year. They are mainly at the amenity center in the heart of the neighborhood. Some local favorites include yoga in the park, food truck nights and holiday markets. The community room at The Nightingale apartment complex also hosts events, like improv comedy workshops. The neighborhood also hosts holiday events. "Some of my clients in there attended the Fourth of July event and said it was really cute," Lloyd says. "They had a big party at the pool with hot dogs, popsicles and a fireworks display that was really fun."
