Hancock predominantly consists of bungalows and cottages from the early 1910s to 1930s, anchored by the Hancock Recreation Center. But, with the majority of residents renting, apartments and condo complexes have become much more common. On the lower end of the price spectrum, a 1-bedroom, 1-bathroom condo that’s within walking distance to St. David’s and UT will go for around $275,000. The charming bungalows in the neighborhood aren’t as attractively priced for most young professionals just starting out. The Hancock Shopping Center was once Austin’s first major mall. Now, it’s better known as the location of a large H-E-B that includes a pharmacy and deli. Around the grocery store there are fast food options like Jack in the Box and Wendy’s. There are also local eateries scattered throughout the neighborhood. “One of my favorite places is Mary’s Cafe,” Aguirre says. “They have great breakfast over there. As part of the Austin Independent School District, students in Hancock can begin their education at Lee Elementary, which receives an A-minus on Niche. Kealing Middle and McCallum High are both arts magnet schools that score A ratings. McCallum is ranked as the 10th Best High School for the Arts in Texas but can have problems with a leaking roof and rodents due to its older building.A recreation center for all ages
Eeyore’s Birthday Party, an annual festival that involves drum circles and colorful costumes, was originally celebrated at Hancock’s Eastwoods Park, hence the statue of Winnie the Pooh’s Eeyore by the playground and splash pad. The Hancock Recreation Center is surrounded by the Hancock Golf Course; it has both outdoor amenities like a basketball court and indoor spaces, including a ballroom and kitchen. The center has a catalog of youth summer camps and sports leagues, as well as senior fitness, dance and art classes. It’s also the location for events such as a gingerbread decorating contest and Holly Jolly Jamboree during the holidays and the annual Summer Forever Festival with live music and games.Spending less time in Austin traffic
The neighborhood is convenient for walking to nearby restaurants, shops and Lee Elementary. Hancock is just north of Downtown and UT, both can be reached in under 3 miles. West of I-35, its location is a big draw for homebuyers and renters looking for a quicker commute. Via the MoPac and Highway 290, residents have easy access to other parts of Austin as well.
