Inside the crook of an interchange where Routes 290 and 183 meet, the LBJ neighborhood takes its name from the 36th president of the United States and, more directly, from the high school located within it. Situated on the northeastern outskirts of Austin, the western half of LBJ is largely residential. A pair of schools, an industrial park and the Big Walnut Creek Nature Preserve are interlaced with the subdivisions on the west side, while the eastern half is almost entirely undeveloped, save for the North Point community. “LBJ is very central to Austin and one of the more affordable neighborhoods,” says Sunetra “Sunny” Sutherland, a Realtor with Allure Real Estate. “It’s kind of a vibrant community and has access to public transportation and proximity to the airport. It’s 12 minutes to downtown Austin.”

Single-family homes on the west side of LBJ
The majority of the real estate in the neighborhood is made up of single-family homes. “These homes were built mostly in the 1970s, so there are a lot of Craftsman- and bungalow-style homes,” Sutherland says. “It’s very traditional Austin architecture, a lot of classic Austin charm and unique homes.” While the majority of homes here date to the 1970s or 1980s, there are examples of homes built in the 2000s or 2010s. Prices typically range from around $270,000 to about $660,000, with a median price of just over $400,000. By comparison, the median price for the city of Austin is close to $600,000. “LBJ is an up-and-coming neighborhood,” Sutherland says. “Some of the remodeled projects are in neighborhoods with mature trees and larger yards, which have character and are in proximity to some of the cool things in Austin. There are also nearby breweries and industrial parks with cool businesses.” The neighborhood has a CAP Index Crime Score of 4 out of 10, on par with the national average.

Established sports facilities and natural spaces
The Big Walnut Creek Nature Preserve sits in northern LBJ and offers trails for hiking and biking. Visitors can also see wildlife while wandering the park. Anglers often cast lines for largemouth bass in Walnut Creek, which runs along the park’s edge and spans the entire LBJ neighborhood in a north-south direction. The Southern Walnut Creek Trail lines the banks of the waterway. Locals can also exchange serves at the Austin Tennis Center, play soccer at the Noack Sports Complex or find indoor facilities at the Delco Activity Center, all of which sit within the neighborhood. East of LBJ, Lake Walter E. Long spans over 1,000 acres and is frequently dotted with boats and jet skis. Its shores feature paths, volleyball courts and picnic areas. The adjacent Decker Tallgrass Prairie Preserve spans over 4,000 acres.

State routes to the north and west of LBJ
LBJ is bounded to the west and north by major thoroughfares, providing convenient routes for commuters. On the north side, Route 290 carves its way east-west through part of Texas. It terminates in Houston over 150 miles east of the neighborhood, and reaches Fredericksburg about 90 miles west. Route 183 traces part of the western side of the neighborhood, covering more than 1,200 miles between Texas and South Dakota. “It’s super convenient to get to the major arteries that get you to downtown or the airport,” Sutherland says. Downtown Austin is about 10 miles south. CapMetro bus stops sit on Manor Road, just west of LBJ. Austin-Bergstrom International Airport is less than 10 miles south and offers service from nearly two dozen airlines.
Restaurants along Routes 290 and 183
While there are only a few restaurants that sit within the neighborhood, LBJ residents are not without nearby sustenance. Area favorites include Taqueria La Paloma, which serves up tacos and enchiladas. St. Elmo Brewing Company sits in northern LBJ, in the industrial park, and offers a beer garden, trivia and outdoor seating. Bill Miller BBQ sits just north across Route 290, while farther west down the road, the Silver Medal serves up hamburgers. Close by, Tacos Laguna and Tres Amigos both dish out Mexican food. The neighborhood is also less than 10 miles north of several major landmarks in Austin proper. “It’s just a few minutes to Mueller Park, where there’s so much to do,” Sutherland says. “The Texas Farmers’ Market is one of the biggest in Austin and happens at Mueller Lake every Sunday. There is a wide variety of affordable eating options, the Alamo Drafthouse movie theater and the Thinkery, one of our premier museums for kids.” Grocery shoppers will find an H-E-B just across 183 in the Springdale Shopping Center, and bargain hunters can peruse offerings ranging from the obscure to the outlandish on Saturdays at the Austin Country Flea Market just across 290.

Earning credits at Lyndon B. Johnson Early College High School
Students can start out at Jordan Elementary School, which receives a C-plus from Niche. The C-rated Dobie Middle School can be the next stop, for grades six through eight. Lyndon B. Johnson Early College High School sits within the LBJ neighborhood and also gets a C-plus. Students at the high school can accrue college credits through various courses, and its football team has been undefeated in district play for four straight seasons.
Students in grades 6th, 7th, and 8th may attend Dobie Middle School.

Major events in Austin draw worldwide attention
Downtown Austin is about 10 miles south of LBJ, and the city and the surrounding area play host to major events each year. “You have Austin City Limits, South by Southwest and F1,” says Heidi Trevithick, a Realtor with JBGoodwin Realtors. “Austin’s a really big racing town with all of the races that we host.” Circuit of the Americas sits less than 20 miles south, where motorsports series hit the track each year including Formula 1, NASCAR, endurance racing and MotoGP. The University of Texas campus, home to local cultural institutions like the Bass Concert Hall, the Blanton Museum of Art and the Lyndon Baines Johnson Presidential Library, sits less than 10 miles south of the neighborhood.
