Maple Run is a neighborhood defined by its convenience. The community is a relatively small pocket of southwest Austin, but it’s surrounded by amenities, including restaurants, grocery stores, green space and schools. Some of the attractions are within walking distance of the neighborhood’s diverse homes, and all are minutes from the MoPac Expressway for trips north into the city’s core.

What home styles and prices buyers can expect in Maple Run

Maple Run features mostly single-family homes built from the 1980s through the early 2000s. However, the styles and layouts vary, from ranch-style options to multistory Colonial Revival- and New Traditional-style houses. Most homes have three to four bedrooms, and some have been updated over the years with details such as remodeled kitchens that have quartz countertops and custom cabinetry, renovated bathrooms, and energy-efficient additions like replacement windows. Backyards are typically tree-shaded, part of lots between one-tenth and one-fifth of an acre. Houses sell for prices from the upper $300,000s to the upper $700,000s. The neighborhood’s median sale price of about $510,000 is less than the Austin-wide median of roughly $540,000. “A lot of the draw is that it’s a more affordable part of Austin,” says Russell Cavin, a local broker at Uptown Realty who’s lived in Austin for over a decade.

Local schools have active PTA-led gatherings

Maple Run is part of the Austin Independent School District. Students in the neighborhood are particularly close to Austin ISD campuses including Boone Elementary School and Covington Middle School. Both Boone and Covington have active PTA organizations that organize a variety of events, from bingo nights to coffee with the principal.

MoPac and 290 anchor Maple Run commutes

The MoPac Expressway runs through the area, a major route for commuters traveling throughout Austin. You can use the MoPac Expressway to reach downtown Austin, which is about 11 miles away. Close-by U.S. Route 290 provides a route toward Austin-Bergstrom International Airport, 15 miles away. CapMetro bus stops are also easy to find in the area, on roads like Eskew Drive. Davis and Brodie lanes have dedicated bike paths.

Where to hike, play and enjoy nature nearby

Maple Run has easy access to several of southwest Austin's popular green spaces. “There are a couple of big parks nearby, and there are hiking trails from inside the neighborhood that go all the way to the parks,” says local Realtor Leslie Caplan, who’s with Coldwell Banker Realty and has over 10 years of experience selling homes in the Austin area. Some of the choices are:

  • Deer Park at Maple Run Preserve, a 24-acre spot with secluded trails for hiking
  • Dick Nichols District Park, a 140-acre expanse with outdoor calisthenics equipment, a shaded playground and a pool that’s open from late May through mid-August
  • Goat Cave Karst Preserve, which has a series of natural, restored caves that you can walk past on a short hike
  • Longview Neighborhood Park, where you can play a game of pick-up on the full-length basketball court or let your dog roam through the off-leash area
  • Stephenson Nature Preserve and Outdoor Education Center, which has an approximately 4-mile trail with both open prairie and forested tracts

Everyday necessities and local restaurants are minutes away

Nearby thoroughfares like Brodie Lane and West William Cannon Drive are lined with restaurants and stores, so that you can knock out many of your errands within a few miles of home. “When I say it’s close to things, I really mean it,” Caplan says of Maple Run. “The location is everything.” The list of restaurants within minutes includes:

  • Cypress Grill, a spot for Cajun cooking, including crawfish étouffée and boudin
  • Kerbey Lane Cafe, which is part of a Central Texas chain that’s known for its all-day breakfast
  • Evangeline Café, a Cajun-Creole spot with live music multiple days a week
  • Vincent’s Pub, which is packed with TVs for sports
  • Tandoori Lounge + Bar, a restaurant for traditional Indian fare, including chicken tikka masala and chicken korma
Tandoori sits across from an H-E-B supermarket on West William Cannon Drive. There’s also a Desi Brothers grocery store around the corner on Brodie Lane, just down the street from a Lowe’s location. You can keep going north on Brodie to reach Academy Sports + Outdoors, Home Depot, Petco, HomeGoods, T.J. Maxx, Walmart and more.
