A multicultural neighborhood of business owners and commuters
North Lamar is among the most diverse communities in Austin, featuring many residents who double as business owners with storefronts on Lamar Boulevard. But it wasn't always this way. Many of the neighborhood's major international shopping magnets, like Marketplace Austin, "evolved from an actual street vending situation where people were selling stuff out of their trucks and under tents on Lamar Boulevard," says Marketplace Austin general manager Mark Gindin. "We're one of few indoor options for what most people call a 'flea market' but what I call a 'business incubator.'" Aside from near-endless opportunities for cultural immersion and entrepreneurship, North Lamar offers a long list of additional incentives for commuters who wish to remain in the thick of Austin's quirkiness without having to pay millions of dollars for a downtown condo. “This area is particularly suited to families,” says Realtor Ashley Brinkoeter. “It’s a well-placed suburb where you don’t have to spend as long in the car going to and from the office. And it’s got some good schools around it, too."
Austin's Chinatown also has Mexican, Nigerian and Halal businesses
Nigerian and Halal food markets, Mexican cantinas, Vietnamese cafes and Mediterranean food trucks all line the shoulders of Lamar Boulevard, surrounding two large shopping magnets. Marketplace Austin offers a long list of vendors selling everything from musical instruments to tamales. Meanwhile, MT Supermarket, the city's largest Asian grocery store, sits a few blocks north, anchoring a shopping mall that contains Vietnamese eateries like Baguette House & Cafe. "We're sort of the cultural center for the Hispanic community in the neighborhood, and MT Supermarket is sort of the cultural center for the Asian community," Gindin says. "It really is from the ground up when the philosophy of our place has always been: Don't make it too shiny, don't make it too pretty, don't make it too well lit. Our customers don't want that. They don't want to go to the mall. It's supposed to look like a Mexican street market."

Dual-language education at Walnut Creek Elementary
Students in North Lamar begin school in their neighborhood at Walnut Creek Elementary, which has a Niche score of C and offers dual-language models for English- and Spanish-speaking students. Next up, C-rated Dobie Middle School and College Prep Academy features a fine arts program, which includes courses for theater, guitar and culinary arts. Navarro Early College High School, rated B-minus, offers numerous career and technical education pathways, such as cosmetology, health sciences, agriculture and entrepreneurship.
Guerrero Thompson Elementary was established in August 2013 and educates around 600 students.
Navarro Early College High School (formerly Sidney Lanier High School) was established in 1961.

The Lunar New Year Festival and bilingual church services
Residents of North Lamar find community through multiculturalism and civic duty. Religious institutions make space for everyone, like the Praise Jesus Church, which offers services in both English and Korean. The annual Lunar New Year Festival in the parking lot of Chinatown Center is perhaps the single most popular event in North Lamar. Residents from across the area attend every year to celebrate the new year with food and live music, as well as cultural traditions like the Lion Dance, which is said to ward off evil spirits and bring good fortune to those who watch. On the weekends, residents get together at Brownie Neighborhood Park to help with cleanups and other volunteer opportunities to help expedite an ongoing redevelopment plan for the park.
Midcentury homes with renovations, some duplexes
North Lamar offers a healthy stock of smaller single-family homes and rental apartments. New construction isn't very common in the neighborhood, although older homes with recent renovations sure are . For the most part, the market for single-family homes includes a lasting stock of ranchers and cottages from the 20th century, many of which feature telltale midcentury stylings like low-pitched roofs, carports and exteriors made of brick or stacked stone. Most homes range from $265,000 to $430,000. Some are sold as duplexes for a similar price range.

New amenities and future improvements at Brownie Neighborhood Park
Brownie Neighborhood Park provides residents with a communal green space for light recreation. An ongoing improvement plan has brought recent updates to the park, including a new irrigated sports field installed in 2021. Future improvements include a new playground, a basketball court, a picnic pavilion, a loop walking trail and additional places to sit. To access a longer list of amenities, residents hop across Lamar Boulevard to visit the North Austin YMCA, which includes amenities like a gym and pool as well as a community garden. If they are looking for something more casual, residents might also visit the Austin Pickle Ranch to practice their dinks and serves on an indoor pickleball court.

Bus routes and Interstate 35 access
The eastern edge of North Lamar pushes up against Interstate 35, offering a straight shot downtown. The major commuter route is known for frequent slowdowns, especially during peak commuting hours due to the tangled interchange south of the neighborhood at U.S. Highway 183. For getting around without a car, all major roads surrounding the neighborhood contain a bus route.
Things to consider
Living near the busy edges of North Lamar can mean living in a noisier environment, especially near I-35. The neighborhood also has a slightly higher than average CAP Index Score , mostly due to motor vehicle thefts.

I love it here, everything is close to North Lamar and is a straight shot to Downtown Austin. I live in an apartment complex that is beautiful. like I said, close to everything. Walmart, Golds gym, Lowes, HEB, Home Depot, McDonald, and Starbucks all close.
