Under-tapped market, for now
Student housing might come to mind when considering the Austin's Parker Lane neighborhood, but hidden behind the main boulevards’ large apartment complexes are cozy pockets of residential neighborhoods. “It’s still kind of under-tapped by buyers," says Stacie Watts, an associate broker on the Holm team at Compass with 10 years of real estate experience. “It’s growing slower for how close it is to downtown.” Because of this prime location, Watts believes that one day, the area will be occupied by nice, large homes, as is the case in the adjacent neighborhood of Travis Heights. In fact, new construction is already causing this shift. But for now, it remains a good place to get a condo or a starter home with a price point offering entry into the market.
Affordable condos and renovated ranch-styles
Many of the older apartment complexes rented by University of Texas and St. Edward’s undergrads have been replaced by luxury apartment buildings and condos. There’s a similar trend happening with homes. “There are big lots out there so we’re seeing some people knock homes down and put up two. That helps with the affordability,” Watts says. “But we’re also seeing people renovate some older homes as well.” Ranch-styles and a variety of midcentury single and two-story homes can be found in cul-de-sacs and dead-end streets. A one-bed, one-bath condo built in the 80s will run for around $225,000 while a four-bed, two-bath newly renovated ranch-style with a large backyard could go for $679,000.

Breakfast tacos and dim sum brunches
This corner of Austin is close to a lot restaurants, taco shops and bars, especially along Oltorf Street. Cuisine ranges from small Honduran and Vietnamese eateries to chains like Subway. The cafes in the neighborhood are great for brunch, especially a dim sum brunch at 1618. Just over one mile away, the H-E-B Plus offers a deli, pharmacy and florist in addition to grocery shopping.

Schools with great hopitality (programs)
Austin Independent School District has open enrollment for all students in the district. Students in the neighborhood can begin their education at Linder Elementary School, which receives a C-plus rating on Niche. Lively Middle, formerly known as Fulmore Middle, is rated a B overall while Travis Early College High scores a B-minus. Their P-TECH School model allows students to earn industry certifications, and the Hospitality CTE program has been especially successful in preparing students for careers in the field.

Spring-fed and Olympic-size pools
Residents have easy access to Lady Bird Trail, a year-round 10-mile hiking and biking trail that winds through downtown. There are many stops along the route, including two spring-fed pools. In Mabel Davis Park, the outdoor pool is Olympic-size, with half of the pool divided into lanes. It’s also home to Austin’s first public skate park.

Just under 5 miles to Downtown
The neighborhood is bordered by Ben White Boulevard and Interstate 35, which is adjacent to the University of Texas at Austin’s campus. Just under 5 miles, it’s about a 17-minute drive to downtown Austin. There are sidewalks on some streets, but it is mostly a car-dependent area.
