St. Edward’s unfolds in the shadow of its namesake school, home to the signature Gothic Revival-style Main Building. The structure cuts an imposing figure in this small Austin neighborhood thanks to its towering steeple, and it acts as the centerpiece of St. Edward’s University’s 160-acre campus. A variety of housing dots other parts of the neighborhood, offering options for students and downtown commuters alike. Restaurants and big-box stores fill out the area, making everyday errands a relative breeze.

St. Edwards has a medley of different houses
Multifamily properties make up much of the real estate market in St. Edward’s, with options including fourplexes, townhouses and apartments. However, there’s also a smattering of single-family houses, mostly midcentury ranch-style options. “It’s a nice mix,” says local Realtor Carlye Jane Alderete, who's with Compass and has over 10 years of real estate experience. The overwhelming majority of St. Edward’s residents are renters. Those eyeing a multifamily home to invest in can expect to pay prices from the lower $700,000s to the upper $800,000s. According to a Homes.com calculation, which uses a combination of estimate data, the average home value in St. Edward’s was around $730,000 in early 2026. “It’s a pretty good area for first-time homebuyers to look if they want to stay as close to downtown as possible,” says Stacie Watts, who’s a local broker on The Holm Team with Compass and has more than 10 years of experience in the industry.

Education is easy to access, from elementary through post-secondary
St. Edward’s University anchors the area, a school that dates to 1885. The private Catholic institution has roughly 3,000 students and counts biology, business administration and psychology among its popular majors. The distinct Main Building houses offices for the registrar, the Dean of Students and more. “It’s very clean, it’s a very pretty university,” Aldrete says. “Besides it being aesthetically pleasing, it’s just also a really great area as far as location.”
Younger students in the neighborhood can attend schools in the Austin Independent School District. Residents are particularly close to Galindo Elementary School, which has a dual-language program in Spanish and English. Austin ISD also offers school choice through admissions-based and magnet programs, along with in-district and limited out-of-district transfers. Seats are awarded by program requirements or, for general transfers, through lotteries capped by campus capacity and district policy.
Casual restaurants, breweries and grocery stores are nearby
Foodies in St. Edward’s have a variety of cuisine to choose from. Restaurants are easy to find here, and some of the options within a mile include:
Taste of Ethiopian, an intimate, casual setting serving traditional Ethiopian fare, including a vegetarian lunch buffet on weekdays
Cabo Bob’s, a fast-casual spot for burritos, tacos and bowls

There’s also a Walmart Supercenter and a Home Depot in the neighborhood for grocery and household needs. An H-E-B is available about a mile away on South Congress Avenue as well.

Parks and a nature preserve offer easy outdoor escapes
Those looking for a quick getaway from campus have the 38-acre Blunn Creek Nature Preserve at their fingertips. Located just beyond St. Edward’s University, the preserve features a roughly mile-long trail through the woods. Some of the other outdoor attractions in the area are:

The location is what Aldrete considers one of the neighborhood's biggest draws; downtown is about 5 miles away using I-35. Residents also have access to CapMetro bus stops along stretches like South Congress Avenue, and St. Edward’s students, faculty and staff can ride at a discounted rate.
