Galindo gives residents central Austin perks at lower prices

Many of the homes around Galindo are accentuated by sinewy oak trees, regardless of their build year or layout. The greenery gives this Austin neighborhood an established feel that’s insulated from nearby thoroughfares like South Lamar Boulevard and South Congress Avenue, yet conveniently close to the amenities that line them. Residents also enjoy a relatively short commute to downtown, on the other side of Lady Bird Lake. Still, property prices in Galindo are often lower than in surrounding neighborhoods.

What buyers can expect from Galindo home prices and styles

While there are some 21st-century, contemporary-style houses in spots, the neighborhood still has a healthy share of classic midcentury ranch-style homes. It’s part of what gives Galindo its established atmosphere. “There are not as many redevelopers redeveloping in that pocket yet,” says Kinan Beck, who’s the team leader of The One Source Team with eXp Realty and carries over 30 years of industry experience. Most homes come with yard space, part of lots that are often around one-fifth of an acre. Single-family properties here sell for prices from the mid-$400,000s to almost $2 million, with age and square footage among the biggest factors. Condos add to the area’s variety, typically available from the upper $300,000s to the upper $800,000s, with HOA fees from roughly $200 to $600 per month. The median sale price in Galindo is about $640,000, which is lower than the median in adjacent areas like Bouldin Creek (roughly $900,000) and South Lamar (almost $700,000). “From an affordability standpoint, but still being in that 78704 zip code, it’s a really good spot to be in,” Beck says.

Plenty of food, drinks and shopping are available within a few miles

Galindo residents are within about 2 miles of both South Lamar Boulevard and South Congress Avenue, two of this area’s primary dining hubs. Both stretches are walkable for those who want to hop from place to place. Some of the staples include Matt's El Rancho on South Lamar, a Tex-Mex spot that’s been open since 1952, and Cosmic on South Congress, a bar with a leafy patio and food trucks. Those who want to stay even closer to home can also grab a bite to eat or a drink along West Oltorf Street. “It’s just a good, laidback vibe,” Beck says of the scene on Oltorf. Some of the options include:

  • El Tacorrido, a Mexican restaurant with a drive-through
  • Kelly's Irish Pub, a spot where you can pair a glass of Guinness with dishes like fish and chips and shepherd's pie
  • Phoebe's Diner, a retro-style diner known for its breakfast
  • The Austin Beer Garden Brewing Co., a place with pizzas, tacos, sandwiches and live music in addition to drinks
There’s an H-E-B on South Congress and a Wheatsville Food Co-op on South Lamar for groceries. Target and Walmart Supercenter are also available on Ben White Boulevard, both within 3 miles of Galindo.

Residents have easy access to parks and trails

The South Austin Neighborhood Park is one of the signature features of Galindo, a 24-acre space with a playground, an athletic field, and tennis and pickleball courts. “There’s a lot of tennis and pickleball played on the weekends there,” says local Realtor Monica Guerrero, who’s with AustinRealEstate.com and is the former president of the Galindo Neighborhood Association. The South Austin Recreation Center is in the park, too, and has an indoor basketball court. Other green spaces just outside Galindo include:

  • Ricky Guerrero Park, which has a splash pad open from May to October
  • Gillis Neighborhood Park, where there’s a pool open from early June through early August
  • Blunn Creek Nature Preserve, which has an assortment of tucked-away trails

Galindo includes public and private school options

Area students can attend schools in the highly rated Austin Independent School District. Galindo Elementary School is part of the neighborhood, within walking distance for some, and offers a dual-language program in Spanish and English. Austin ISD also supports school choice via magnet and specialty schools, in-district open enrollment, and limited transfers for students living outside district boundaries. The private San Juan Diego Catholic High School is in Galindo, too, and its students can gain hands-on career experience through the San Juan Diego Corporate Internship Program.
