Though Shepherd Mountain is small, the community is clustered with eye-catching single-family homes, most offering great views of Lake Austin and the city skyline. Some of the spacious estates feature hints of Mediterranean-style architecture, with red-tile roofing. “Though home prices are higher than the average for Austin, the prices are on the lower end for homes in surrounding neighborhoods,” Jacks says.

Ranch Road 2222 provides a straight shot to downtown Austin, about 10 miles away. Shepherd Mountain is also a few miles from the Texas 1 and 360 loops, providing alternate routes to get around the city. There’s little to no public transportation close by, so residents tend to drive.
