Shepherd Mountain is Northwest Austin’s hillside hideaway

Perched in the hills of Northwest Austin, Shepherd Mountain is all about the view. The community is roughly 10 miles from downtown, and its million-dollar homes are built into the ridgelines with floor-to-ceiling windows. Depending on which way you look, you'll catch panoramic views of the city skyline, Lake Austin or the surrounding Texas Hill Country. Nearby waterfront parks and Bull Creek Greenbelt trails make it easy to get outside, and highly rated Austin Independent School District schools are a major perk for families. And while Shepherd Mountain feels like a hillside escape, it's just minutes from Loop 360.

How much homes and condos cost in Shepherd Mountain

Shepherd Mountain's homes are built to show off the landscape. Single-family estates sit on large hillside lots and typically have spacious decks where you can enjoy the view. Many have private pools, too. Architectural styles range from Mediterranean Revival to contemporary. There's also the Montevista condo community, which has one- and two-bedroom units and shared amenities like pools, a fitness center and a clubhouse.

Single-family homes don't come on the market often, but you won't see any under $1 million. The median sale price is around $3 million, which puts Shepherd Mountain alongside some of Austin's most exclusive hillside enclaves like Rollingwood and Barton Creek. Compared with those neighborhoods, Shepherd Mountain tends to offer larger lots and more square footage for the price. “Though home prices are higher than the average for Austin, you can find larger homes than what you'd find in some surrounding communities,” says Rebecca Jacks, broker associate of Eleven Oaks Realty. “The hills, the views and the mature trees are all big selling points for the community.” Condos sell from the upper $100,000s to the upper $300,000s.

A-rated public and private school options are close by

Austin ISD schools serve Shepherd Mountain, and all three earn top marks from Niche. Highland Park Elementary is a National Blue Ribbon School with an A rating, while Lamar Middle School earns an A-minus. McCallum High School earns an A and houses Austin ISD's Fine Arts Academy, with majors in cinematic arts, dance, theater and visual arts. Nearby private options include St. Theresa Catholic School in Cat Mountain and St. Stephen's Episcopal School in Westlake.

Shepherd Mountain's proximity to Lake Austin and Bull Creek

One of Shepherd Mountain's biggest draws is easy access to the outdoors. Bull Creek District Park is just a few minutes away, with hiking trails, picnic spots and swimming holes along the creek. A little farther west, Emma Long Metropolitan Park sits right on Lake Austin, with campsites, a boat ramp and one of the few sandy swimming beaches on the lake. Lake Austin itself is popular for kayaking, paddleboarding and waterfront dining at spots like Ski Shores Cafe. Across the water, members of the Austin Country Club can tee off on the Pete Dye-designed 18-hole course, with views of Pennybacker Bridge from several holes.

Driving to shops and restaurants near Loop 360 and RM 2222

Shepherd Mountain is almost entirely residential, so most shopping and dining are a short drive away. Loop 360 and Ranch to Market Road 2222 make it easy to reach a handful of nearby retail hubs, including:

  • Bull Creek Market, with local restaurants like Siena Ristorante Toscana
  • Shops at Ladera Bend, for morning runs to Russell’s Bakery & Coffee Bar
  • Four Points Centre, which has an H-E-B down the street from Target and Home Depot
  • The Domain, Austin's biggest upscale shopping and dining destination
And for a classic Austin waterfront meal, County Line on the Lake serves barbecue right on Bull Creek, just a few minutes away.

Loop 360 and RR 2222 connect Shepherd Mountain

Shepherd Mountain is car-dependent, but its location off two major roadways makes getting around Austin pretty simple. For commutes and daily trips, you can head to:

  • Loop 360: runs past the neighborhood, connecting to Bee Cave and MoPac
  • RM 2222: heads east to MoPac and downtown Austin, about 10 miles away
  • MoPac Expressway: A few minutes east, with access to central Austin and UT
  • Austin-Bergstrom International Airport: About 20 miles southeast, roughly 35 minutes
