Busy music venues and quiet cocktail bars on Guadalupe Street
Chock full of college students, West Campus offers plenty of places to run errands or have fun. Despite Austin's reputation for change, many longstanding businesses have stuck around for decades. Small food markets and a Target Grocery are also within walking distance. The hot spots for entertainment are mostly contained to major roads like Martin Luther King Jr. Boulevard and 24th Street, where the Cauldron Cocktail Lounge occupies the only building left standing from when the neighborhood was Wheatville. The food truck village on 26th Street includes a diverse array of options, including oddball concepts like JP's Pancake Company, which serves gourmet pancakes in a bowl. But Guadalupe Street — what locals call The Drag — is where the real action happens. The commercial corridor is often packed with students dipping into chain restaurants during the week and into nightlife spots on the weekend. Iconic live music bars like The Hole In The Wall have operated since the 1970s. A few blocks north, Cabo Bob's is often packed for lunch, "but they keep the line moving and the food’s delicious," Ray says. Sidewalks shaded by hickory and pecan trees help make West Campus a highly walkable neighborhood. Still, reaching the far eastern edges of the UT campus is a long walk from the far western edges of the neighborhood. To close the gap, some rely on the neighborhood's bike lanes, and if they don't own a bike, they can rent one from an ATX MetroBike station on 26th Street. Some residents rely on a car to get around, though the neighborhood has no direct connections with major highways. Public transit is an option, too. "Shuttles are still used quite a bit," Ray says, "and there are just so many more options within walking distance to campus."Hiking to troll statues at Pease District Park
The neighborhood's western edge is buffered from its neighbors to the west by Pease District Park's, which is merely one section of the continuous 81 acres that comprise the Shoal Creek Greenbelt. Pease District Park is a popular place for locals to catch a breath from the bustle of city life or midterm burnout. Trails follow a babbling creek near sand volleyball courts, and joggers can even follow the trails north to 38th Street or all the way south to parks along the Colorado River. Pease District Park has a splash pad and imaginative landmarks like the Pease Park Treehouse, plus Malin, an 18-foot-tall troll sculpture made of recycled wood. Next door to the park, the Caswell Tennis Center operates as the oldest public tennis center in Texas.Fraternity concerts and Eeyore's Birthday Party
Greek organizations are an important part of off-campus life, including a list of big events. Pregame parties when UT football is playing and other events throughout the year ignite the streets with activity. "West Fest is a big Greek event in the spring," Ray says. "My office is right next door to one of the fraternity houses, so I certainly hear the annual concert they have during that time of year." For a more family-friendly event, Pease District Park is the annual site for Eeyore's Birthday on the last Saturday in April. A fundraiser for local nonprofits, the event features live music, food vendors and a variety of kid-friendly activities, all celebrating the famously despondent character created by A. A. Although more than 90% of residents are renters, buyers come to the neighborhood seeking investment opportunities. Though uncommon, some single-family homes in a variety of styles have sold for $1 million to $2.25 million. Condos tend to be the most widely available option for buying. Public school students living in West Campus begin school across Shoal Creek at Bryker Woods Elementary, which has an A-minus rating from Niche. The next step is O. Henry Middle School, also rated A-minus. The last step is A-rated Austin High School, Texas' oldest continuously operating public high school.Things to consider
West Campus is the de facto residential area of UT, meaning the sights and sounds of university life are mostly unavoidable. Although there are a few quiet corners, student life takes center stage on pretty much any street. “The area can be a little chaotic and noisy, especially on the weekends,” says Jason Botello, broker for Asterra. “It’s a lot of college students, so that’s to be expected.” The activity level in the area spells slightly more crime, giving the neighborhood a CAP Index score of 6, above the national average of 4.
