Whisper Valley is a neighborhood that’s defined by what’s below the surface. This over 2,000-acre master-planned development in Manor centers on sustainability, with homes connected to a first-of-its-kind community-wide geothermal heat pump system. Energy-efficient homes with varied styles and prices

Multiple developers have contributed to Whisper Valley’s selection of homes since ground was broken in 2016, including Thurman Homes and Pacesetter Homes. The neighborhood has a mix of contemporary and New Traditional-style options, with floor plans ranging from roughly 1,100 square feet to 3,000 square feet. The community’s unique geothermal network can provide residents with a 50% to 70% savings on their energy bills. “As a geothermal community, it’s the first of its kind in Texas and, actually, the first of its kind in the United States,” says local Realtor Melissa Hudson, who’s with eXp Realty and has about 4 years of real estate experience. All properties also have solar panels, and the homes are zero-energy capable, meaning they can generate as much energy as they use. Otherwise, Whisper Valley gives the appearance of a traditional modern suburb, with sidewalk-lined streets and grassy lawns. Sale prices start in the mid-$200,000s for duplexes and can reach the upper $600,000s for a home over 3,000 square feet. HOA fees are typically less than $100 per month.

Public schools and charter options are available close by

The Del Valle Independent School District serves Whisper Valley. Students in the neighborhood can attend nearby campuses such as Gilbert Elementary School and Dailey Middle School, both of which are within a 10-mile drive. Del Valle ISD also offers limited school choice through transfer requests and select academic pathways. Tuition-free charters like Austin Discovery School, which serves students in kindergarten through sixth grade, add to the list of options in the area.

Where residents can go for outdoor fun in and around Whisper Valley

Community playgrounds and parks are scattered around Whisper Valley, including a dog park. There’s also a neighborhood pool, part of an amenity center that also features a fitness room. However, the centerpiece of the development’s recreation offerings will be the forthcoming 600-acre Whisper Valley Park, which will feature multiple trails, playground and picnic areas, as well as community gardens and an amphitheater. More attractions are available a short drive away, including:

  • Walter E. Long Metropolitan Park, which is the largest park in Austin at about 3,700 acres with a 1,200-acre lake where you can fish, swim and boat
  • East Metropolitan Park, where there’s an 18-hole disc golf course, shaded basketball courts and multiple athletic fields
  • Timmermann Park, which has chess and checkers tables and bocce courts

Easy access to Austin-area jobs using nearby highways

Whisper Valley homes have Manor addresses on Austin’s outskirts, but they’re closely connected to the rest of the city. The neighborhood is minutes from the Pickle Parkway, a toll road that can get you to Gigafactory Texas, Tesla’s global headquarters, about 8 miles away, and to Austin-Bergstrom International Airport, about 12 miles away. “Tesla and the airport are drawing a lot of people to eastern Travis County, to Manor,” Hudson says. Downtown Austin is also just about 17 miles away via Pickle Parkway, Manor Expressway and Interstate 35.

Places to eat and shop within a short drive from Whisper Valley

While Austin proper has its share of options, you can also venture farther into Manor for places to eat close to home. Some of the spots within 4 miles of Whisper Valley include:

  • Lillie Mae's Comfort Food, where the dishes range from burgers to gumbo
  • Taqueria San Juan Manor, which is known for its enchiladas and tacos
  • Tawakkul Bites, which is a food truck where you can get chicken shawarma, falafel and other Mediterranean items
You can grab groceries off U.S. Route 290 in Manor, too, where the choices include Walmart and H-E-B. The H-E-B shares the Manor Crossing shopping center with The Home Depot, Burlington and Five Below.
