Avalon remains a major Philadelphia-area beach resort town
Named for an enchanted island of Arthurian legend, Avalon has long attracted East Coasters thirsty for a taste of the Jersey Shore. The beach community originated as a seaside retreat for wealthy Philadelphians who took the train to the shore in the early 1900s. The train is long gone, but Avalon has nevertheless grown into one of the Jersey Shore’s most popular destinations. “We really pull homebuyers from the five-county Philadelphia area, but we’ve also seen a large increase in North Jersey and New York homebuyers. We also draw from Washington, D.C., and western Pennsylvania,” says Bill Labrum, a Realtor with Diller & Fisher Realtors who has sold dozens of properties across Seven Mile Island. Avalon continues to attract seasonal and year-round residents, including a small community that sticks around after Labor Day, taking advantage of the community parks, boating and quiet oceanfront. “We are truly a second-home, resort community. There are very few year-round residents,” Labrum says. “We are probably somewhere around 1,200 full-time residents and, even among those, we might have a few snowbirds who will escape in the winter months to go elsewhere.”

Undoubtedly, Avalon's main allure is its oceanfront. “They’re the best beaches around,” Labrum says. “We have excellent sand and a very nice slope going into the water. It allows for all ages to have easy access in and out of the water, from folks who just want to get their feet wet — without getting knocked over — to bodysurfers. Kids love it. And being an avid bodysurfer, I definitely appreciate the fact that it’s a good slope for waves.” The Avalon Boardwalk runs for 11 blocks along the beach, offering scenic strolls while running past a handful of cafes. Dozens of beach access points cut through the dunes and connect Avalon’s rows of residences to the 4-mile beachfront. Summer sees the beaches become much less crowded, but year-round residents can take advantage of free beach access after Labor Day. On-season beach access is $8 per person per day, or $17 per week.
On the other side of the slim community, most properties along the backwaters come with a private boat ramp, and estuaries like the winding Ingram Thorofare and Stiles Sound are available for fishing voyages and recreational boating. Avalon’s fishing pier also juts out into the sea at the end of the boardwalk. South of the pier, miles of dunes serve as a habitat for seagulls and as natural protection from strong storms and the occasional hurricane. For land-based recreation, there are baseball diamonds at the Jack Schwartz Fields, tennis and basketball at the 8th Street Recreation Complex, and playgrounds at Grace O’Brien Park.

Avalon's housing stock continues to grow
Though Avalon was founded in 1892, most of its homes were built in the mid- to late 1900s, as the newly constructed Garden State Parkway brought more traffic and homebuyers to the Jersey Shore. Beachfront homes from the 1940s to 2000 have sold for $1 million to $7,500,000, while newer homes can go for $3,000,000 to $11,600,000. One-bedroom condos, most built in the 1960s, sell for $280,000 to $680,000. Larger, newer condos have sold for $1 million to $7,500,000. Many homes have raised foundations to keep them from flooding during hurricane season.

Avalon is home to both well-established and new restaurants and shops
Dune Drive serves as Avalon’s main retail thoroughfare, with boutique clothing stores adjacent to the occasional Italian restaurant, ice cream parlor or deli. Avalon SuperMarket, in business since 1955, offers all the amenities of a brand-name grocer while also serving made-to-order sandwiches. “My wife and I just went to Black Cactus, which offers a cool experience. For a weeknight, it had some great activity,” Labrum says. “Probably the iconic restaurant would be the Princeton Bar and Grill, just because it’s been here forever. It’s open year-round, so it’s a nice addition for our year-round residents.”

Middle Township High School engages students through diverse programs
Students can start their education at Stone Harbor Elementary School from kindergarten through fourth grade and Avalon Elementary School from fifth to eighth grade; both schools receive an A grade from Niche. Middle Township High School, rated B-plus, offers extracurriculars as diverse as robotics, drama and mock trial.
Stone Harbor Elementary School received an A rating from Niche.
Avalon Elementary School has just under 100 students according to Niche.
Middle Township High School has a student-teacher ratio of 13 to 1.

The Garden State Parkway offers quick access to the rest of the shore
Avalon is connected to the rest of the shore by the Garden State Parkway, accessible via Avalon Boulevard. Wildwood and its amusement park lay 17 miles to the south, while the regional hub of Philadelphia is a 75-mile drive up the parkway and the Atlantic City Expressway.
