The “City of Excellence” is a fitting name for Aventura. Whether the goal is to live it up or settle down, this planned suburban city of 38,000 on the Intracoastal Waterway north of Miami is a coastal playground, a premier shopping and dining destination and the kind of place where families feel right at home. “The nightlife, location and shopping here are all strong selling points, but homebuyers are looking at way more than that,” says Jennifer Brough, a Realtor with Jennifer Homes Realty. "The city also has a top-rated school district and top-notch healthcare.” Aventura is also home to several synagogues and a Chabad, which make it convenient for the practicing Jews that make up a large portion of the population.

Aventura Mall, HCA Florida Aventura Hospital anchor the economy
The anchor of the city’s retail-based economy is the 2.8 million-square-foot Aventura Mall, a shopping mecca that features more than 300 stores and more than 50 restaurants. “It’s one of the premier malls in the country and one of the highest-grossing per square foot,” says Bruce Germinsky, broker/owner of BG Realty Services and a former resident. “There’s a tremendous mix of retail, both luxury and regular brands.” Highlights include a two-story Apple Store, five department stores and a 24-screen movie theater. The mall's dining options are far from the typical mall fare. Instead of a food court, there is an array of high-end restaurants and bakeries. The tastes of Italy, France, Japan and the Mediterranean are all represented. Guest fees for the nearby JW Marriott Miami Turnberry Resort & Spa include transport to and from the mall. HCA Florida Aventura Hospital, a full-service medical center with almost 500 beds, is another economic driver.

Public art and nightlife give off a "Miami vibe"
The mall’s setting is complemented by multiple public art installations, most notably the 93-foot Slide Tower. The Avant Gallery showcases contemporary work by emerging and established artists. The SKYE Rooftop Bar atop the Serena Hotel, Soff’s Lounge at Turnberry, and Pulse are highly-rated entertainment options. The Aventura Arts & Cultural Center hosts concerts, comedy shows and plays in an intimate setting on the waterfront. “You’re in north Miami, so you get the Miami vibe without being in Miami,” Germinsky says.

Housing options feature waterfront condos and single-family homes
The median sales price in Aventura is $625,000. High-rise luxury condos stand out here, while several gated communities feature contemporary homes in a neighborhood setting. Spanish Revival, with terra cotta roofs and decorative facades, is a common style in town. Small inland condos and townhomes built during the city’s initial development in the 1970s also can be found.
Boats dot private docks along the city’s waterfront. The city prioritizes environmental sustainability through initiatives like Go Green and the Green Building Program. “It’s an extremely, extremely well-run city,” Germinsky says. “It’s clean and the taxes are reasonable, even for Florida. It’s just a great place to live.”
The city faces the risk of severe weather inherent in living on the coast. Aventura participates in the National Flood Insurance Program, which offers discounted flood insurance to residents in high-risk areas. Residents are advised to buy insurance before hurricane season, as there is a 30-day waiting period.

Aventura Waterways K-8, Don Soffer Aventura High are top-rated public schools
Students are served by Miami-Dade County Public Schools, a district that earned an A-minus from Niche. Students can attend kindergarten through 12th grade without leaving the city. Aventura Waterways K-8 Center is rated A-minus by Niche. Don Soffer Aventura High is an A-rated charter school that offers the Cambridge International course of study. Germinsky points out that many residents send their children to private Jewish day schools.

Easy access to golfing, boating and beaches
Turnberry offers several tiered memberships. The resort is built around two 18-hole golf courses and includes other amenities such as tennis courts and spa facilities. And it’s impossible to miss the 60-foot tower and seven slides at the resort’s Tidal Cove Waterpark, which also features poolside cabanas. The city has several neighborhood-style parks and a community center. Just outside the city, Highland Oaks Park, Greynolds Park and Oleta River State Park offer larger recreational spaces amid the natural landscape. Boaters can make a short trip down the Intracoastal for access to the ocean. Residents are also within minutes of public beaches that stretch for miles along the oceanfront.

Aventura Express Shuttle Bus, Brightline commuter train among transportation options
The Aventura Express Shuttle Bus is a free service that connects to the Miami-Dade and Broward Transit services. The BCycle Bike Share program is an environmentally friendly way to get around the city. The Brightline high-speed commuter rail and Interstate 95 provide convenient commutes. Residents also have easy access to two international airports. “Off-hours, you’re 18 to 20 minutes from the Fort Lauderdale airport and maybe a half-hour from the Miami airport,” Germinsky says.
