Cultural inland community with an equestrian center
In eastern, inland Los Angeles County, Avocado Heights holds on to its horse country roots at the heart of its primarily Hispanic character. “I grew up here, but I’m more of a fourth-generation Mexican,” says Sarah Mata, recreation leader with the County of Los Angeles Department of Parks and Recreation. “So, we didn’t speak Spanish, but all my friends did, and they all had horses. We’d all meet up for cultural events, holidays or programs at San Angelo Park. And it’s still like that.” And if the Avocado Heights Vaquer@s, a local activist group populated by young Angelenos with Mexican heritage, have anything to say about it, the neighborhood will stay that way. The group’s motto is “In defense of water, air, and land,” and the equestrians see recent rezoning proposals and encroaching development as threatening their traditional way of life.
A main point of contention is the proposed expansion of a battery processing plant, Quemetco, in the City of Industry, which surrounds Avocado Heights with thousands of businesses. Residents fear expansion will pollute their core environment where neighbors on horseback tip their hats, fruit trees add vibrant colors to the inland LA palette and chickens sometimes wander into the streets. As of late 2024, hearings are scheduled regarding Quemetco’s draft operating permit, and a local resident coalition is advocating for a plant shutdown.
Avocado Heights is a neighborhood with horse‑country roots and vibrant inland culture spread across tree‑lined streets.

Avocado Heights Park riding arena, Avenue Park skatepark
Within the neighborhood, Avocado Heights Park includes a riding arena for horse owners, sports facilities and a playground, while San Angelo Park adds a splash pad. “We have a drop-in after-school program in San Angelo Park,” says LaCoya Pugh, recreation services manager with the county's parks and recreation department. “And this year, someone who lives in our community held outdoor classes teaching kids how to use lassos for trick roping for free.” Skaters hit the ramps and bowls at Avenue Park’s skatepark.
The private California Country Club offers an 18-hole course, an upscale restaurant with outdoor firepits and full and social memberships. Just south of Route 60, trails stitch the Puente Hills Preserve. A couple miles west, the 1,500-acre Whittier Narrows Recreation Area has bike rentals, a fishing and boating lake, the American Military Museum and multipurpose trails.

Condos from $570,000 to horse properties over $1 million
Outside of its richly cultural nucleus, Avocado Heights feels like a traditional LA suburb. Condos offer the lowest entry price, starting at around $570,000 and rising to $800,000, depending on size and build date. Single-family homes, often on deep lots with desert gardens shaded by old-growth eucalyptus trees, range from $800,000 for remodeled midcentury styles or contemporary 2000s builds to $1.3 million for stucco ranch-style houses on half-acre lots with horse barns. Many homes have backyard pools, and most streets are lined with intermittent cypresses and palms, with sidewalks on at least one side.
Single‑family homes line quiet residential streets in Avocado Heights, where deep lots and suburban comfort define much of the neighborhood.
Contemporary stucco homes in Avocado Heights range from mid‑priced options to larger builds on generous lots.

Andrews Elementary, which extends through eighth grade. Several high schools serve the neighborhood, including Bassett Senior High, given a B. In 2020, Bassett celebrated the renovation of its sports stadium, which included new artificial turf, track surfacing and goalposts.

Mexican favorites from Juan Pollo to Mas Cafecito Coffee
Avocado Heights is known for authentic Mexican food, from pop-up taquerias to traditional sit-down restaurants. Juan Pollo is a tiny fast-food spot popular for slow-roasted chicken, and Tepeyac Restaurant & Tequila Sports Bar on the west side of Route 60 has been serving burritos since 1955. “I really like the horchata latte at Mas Cafecito Coffee truck,” says Mata. “That’s what’s in right now. You can either drive through or park across the street and walk up to the window. And everybody goes to Taco Nazo for the fish tacos.” Grocery Outlet in central Avocado Heights carries brand goods at a discount, and there’s a Walmart in adjacent La Puente.

Easy freeway access and public transit options
Interstate 10 and Route 60 offer commuting options for the 18-mile, 30-minute drive west to downtown LA. The Los Angeles International Airport is about a 30-mile, often hour-long, drive southwest. Route 60 intersects Interstate 605 for north-south travel throughout Los Angeles County. The Avocado Heights/Bassett/West Valinda Shuttle offers public transit to schools, parks and shopping, and connects to Foothill Transit and Los Angeles County Metropolitan Transportation bus routes, known as Metro. Seniors and kids under five ride the shuttle for free.
Heritage and arts at National Hispanic Heritage Celebration
“For our Avocado Heights Park National Hispanic Heritage Celebration in September,” Pugh says, “we worked with activists and organizers in the community, asking them what they’d like to see, and we ended up pulling in some escaramuza charra, which is a group of women who ride horses sidesaddle and do shows. We also had a trick roping exhibition, games for kids and a crafts area where we featured Frida Kahlo’s art.” When needed, neighbors also get together for volunteer days to maintain portions of the nearly 4-mile equestrian-friendly Avocado Heights Trail.
