High quality of life in growing suburb west of Indianapolis

Avon is a growing suburb west of Indianapolis in neighboring Hendricks County. The city’s family-friendly reputation and award-winning school district have contributed to its population tripling to more than 23,000 residents since 2000. Like many smaller towns around Indianapolis, the railroad was integral to Avon’s original growth in the 19th century — but unlike several of those peer communities, it’s still an economic factor thanks to the presence of a major CSX Railroad railyard and locomotive shop.

Rapid residential growth doesn't cut into robust parks and trails system

Avon is experiencing rapid residential and commercial growth, but there is still abundant recreational space. There are 30 parks and five golf courses within 7 miles of Avon’s city center. Newly opened Murphy Aquatic Park is fast becoming a summertime favorite with its swimming pools, water slides and Central Indiana's only wave pool. “The park also hosts events, including vendor-led festivals,” says Kellie Ellis of BluPrint Real Estate Group. “It’s become a hub for activities for the community.” Pecar Park and Nature Center features an extensive playground, primitive campsites, trails and an indoor nature center. The Bicentennial and Ronald Reagan Parkway Trails will eventually connect to an extensive system in and around Indianapolis. “Each town in the area has a trail system, and developers are working towards connecting them,” says Tony Janko, owner and broker of Janko Realty Group. “It’s probably close to 40 miles of trails that will join together and link to each town's parks, playgrounds and baseball fields.”

Avon Community Schools are alive with the sound of music

Many families choose Avon because of its quality education: the U.S. Department of Education has consistently recognized Avon schools with Four-Star School Awards. According to Niche, Avon Community School Corporation is among the top 10 Best School Districts in Indiana. The district is rated A overall on Niche, as are each of the individual schools. Area schools have award-winning orchestral programs. Avon High's marching band has won over a dozen state championships and four Bands of America national championships since 2001. “A lot of musically inclined families will actually move here to be part of the Avon band,” Janko says.

Almost everything is along U.S. 36 – including traffic

Though Avon is growing rapidly, it isn’t expanding at the same breakneck pace as suburbs with direct access to the spoke-like interstate highways emanating from Indy. Avon is nearly halfway between I-74 and I-70 and 6 miles west of the I-465 loop. It is also about 10 miles northwest of Indianapolis International Airport. U.S. Route 36, which heads 13 miles east towards Indianapolis and 7 miles west to Danville, is the town’s primary artery. Traffic can be rough along U.S. 36, particularly at rush hour.

The reservation-based LINK Hendricks County bus service provides transportation for Avon seniors. Other than that, Avon has no public transportation.

Median home prices lower than those in Indy's northern suburbs

The median home price in Avon is around $350,000 — a more budget-friendly option than northern Indianapolis suburbs like Carmel or Fishers, where the median values are above $410,000. Avon's median home value is slightly below that of neighboring Brownsburg, and slightly above that in neighboring Plainfield. The median price in Indianapolis is about $100,000 less than Avon. Condos and ranch-style homes can range from $190,000 to around $325,000. Subdivisions of contemporary custom houses with three to five bedrooms are becoming the norm, reflecting Avon’s 21st century growth. These newer, typically larger houses can range from around $270,000 to $565,000.

Shopping and dining options reflect smalltown past and bustling present

Most of Avon’s shopping and dining options are along the U.S. 36 corridor. The presence of a Rural King harkens to Avon’s identity before its rapid recent growth, as well as its status as a "big town" to residents of smaller rural communities in Hendricks County. Grocery stores and several chain restaurants are near U.S. 36. Opa! Greek Restaurant is perhaps Avon’s most well-known restaurant, bringing in patrons from throughout Greater Indy.

A haunted bridge and an active auto racing culture

Fall events are popular here, including Nehemiah Ranch Fall Harvest Days and the Harvest Moon Festival at the town hall. The Hendricks Symphony performs in Plainfield throughout the year.

This is Indiana, so it should be little surprise that racecar culture has a place in Avon. Multiple NHRA drag racers call Avon home thanks to its proximity to Lucas Oil Indianapolis Raceway Park, which is just across the town border in Brownsburg. Indianapolis Motor Speedway, home of the Indianapolis 500, is about 10 miles east of Avon.

Avon’s most famous attraction is unusual, to say the least. The Avon Haunted Bridge, built in 1906, draws local teens and area ghost hunters looking to prove the spooky local lore about the railroad bridge’s history and its potential present inhabitants. Local drivers often honk their horns when driving under the bridge at night as a good luck charm. To fully understand the bridge’s local reputation, one only needs to look at the Avon town seal. The Haunted Bridge appears on it.

Minimal crime and environmental risks

In 2023, the violent crime rate in Avon was about half the national average. Due in part to a thriving retail area for its size, Avon’s property crime rate is slightly higher than the national average.

The Avon Police Department participates in the National Night Out Against Crime every year, bringing together thousands across the city for free food, bounce houses and face painting. The department also offers Citizens Police Academy, a free program that allows residents and those who work in Avon to train alongside police officers in various contexts, like traffic stops.

Living in Avon poses no significant environmental concerns. While Hendricks County experiences more tornadoes than the national average, zero fatalities have occurred since at least 1954. The area averages 16 inches of annual snowfall.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
