Find the home that fits you in Baden. This Beaver County area has a diverse inventory of homes, from well-kept classic options to expansive new constructions. These houses stand against a hilly landscape defined by the area’s location amidst the foothills of the Appalachian Mountains. “It’s a nice community,” says local Realtor Janey Duzicky of RE/MAX Select Realty. “Close to Route 65, close to the city, close to all the major interstates, close to the Pennsylvania Turnpike. It’s reasonably priced, with reasonable Beaver County taxes.”

Many of the homes in Baden were built in the early-to-mid 20th century, an assortment of bungalows and colonial-style houses, some of which have received updates. The classic homes here tend to feature square footages of between 1,000 and 2,000. These houses fill a grid of straight-line residential streets, some of which include sidewalks. Lot sizes range from about 3,500 square feet to 13,000 square feet in most cases.

The new construction in the Baden area includes contemporary townhome-style structures with square footages at the 2,000 mark, but also nearby developments full of new traditional homes of more than 2,000 square feet. Some of the new construction is 55-and-over, like the Water at The Landings subdivision. “Being that there are a lot of older houses, if you want a newer one you probably have to go with new construction,” says Duzicky, a native of nearby Ambridge. Duzicky says that homes here most often sell for prices from the $300,000s to the $800,000s.

Kids in Baden can attend schools in the Ambridge Area School District. Many who live here are within reasonable walking distance of State Street Elementary School, which serves those in kindergarten through fifth grade, carries a C-plus grade on Niche and has a student-teacher ratio of 15-to-1. Students can then progress to the C-plus-rated Ambridge Area Middle School where students at each grade level, 6 to 8, can take computer science courses. Ambridge Area High School has a C-plus grade on Niche as well and has its own business program with courses in personal finance, accounting, business law and international business.

Baden’s spot along the Ohio River is a boon for those who enjoy spending time on the water. There are several boat docks in the area, Duzicky says. The Ohio River is a hotspot for catching bass, catfish, walleye and more. Those seeking some outdoor fun on land can head to Schiller Street Playground, where there’s a play area for the kids and multiple basketball courts. Old Economy Park nearby is a highlight as well, stretching 400 acres. “It has a public swimming pool,” Duzicky says. “It’s a nice park, with several pavilions.” The park also features a couple of tennis courts, a ball field, a nine-hole disc golf course and a sled riding hill for the winter.

Residents of Baden can hop over to Cranberry Township for a multitude of dining options, Duzicky says. But residents who want to stay closer to home have Monte Cello’s of Baden, whose wings, calzones and pizzas are well-liked. Those with room left can follow a meal at Monte Cello’s with a cone at Punks Ice Cream Shoppe, which is open from April to October and cash only. There’s an ALDI in Baden as well, convenient for grocery shopping.

Route 65 is a handy Baden thoroughfare, that connects to Interstate 279 for commutes south to Pittsburgh, a trip of just a couple dozen miles. It’s another line on a long list of reasons why the Baden area is attractive, to residents and developers alike.

It's a small town, so you have to go a good distance to get decent things, but you can get basic necessities right down the road(s). Restaurants and bars are sometimes dirty and not well kept depending on what part of town you go to. Only 1 retail shop and it is for bigger women. Most shops in the area have either been closed due to not having enough customers, not paying rent, or they're just run down and there hasn't been a shop there in years. Our hard wear store is one of the best in the area and our dry cleaners are up there too. Salons and nail places are average, along with almost everything else.

Baden is a great small neighborhood. Although the school district it's apart of isn't so great this neighborhood is. Many of the home owners are elders or new family's with children.
