Pleasant Beach’s waterfront homes look out upon the Rich Passage and the sandy shores of Bainbridge Island. The neighborhood exudes a natural calm, with forested streets leading to nearby parks, such as Fort Ward Park, as well as a business district. “Bainbridge is semi-rural, so it’s nice that the neighborhood has a smaller retail section [Lynwood Center] where you can listen to music and have pizza without having to go into town,” says Susan Lorenz, a broker with Realogics Sotheby’s International Realty who has over a decade of experience in Bainbridge Island.

Tudors and new traditionals from waterfront to hillside

Pleasant Beach curves around the Rich Passage, providing expansive water views from the backyards of mid-1900s and early 2000s single-family homes. Sea walls extend across the backyards, combatting potential flood risk. Tudors and new traditionals are among home styles on the Rich Passage that list from $2.1 million to $3.5 million and have three to five bedrooms. Single-family homes, including Bricked Tudors from the early 1900s and new traditional styles with decorative gables, dot the hillsides of inland properties. These two-story homes, with two to four bedrooms, list between $1.3 million and $2.1 million.

Fort Ward Park picnic, playground and beach

Fort Ward Park is situated along the Rich Passage and spans over 137 acres. Picnic tables provide a front row seat to watch the ferries pass. As a decommissioned seacoast fort, some military structures, including two-gun batteries, remain at the park. Part of the Cascadia Marine Trail runs through the grounds, contributing to the over 3 miles of trail along the shoreline. Kayakers and canoers head out from Lytle Beach’s sandy, no bank beach into the Rich Passage. “There aren’t sidewalks along Pleasant Beach Drive, but people walk to Lytle Beach and Fort Ward Park all the time because there’s enough room on the shoulder,” says Jennifer Saez, a broker with Realogics Sotheby’s International Realty, who also lives nearby. Schel Chelb Park overlooks the water and has natural play structures, including logs and rocks for climbing and a slide built into the landscape.

Bainbridge Island studies and Running Start program

Bainbridge Island School District No. 303 serves the Pleasant Beach community. Captain Johnston Blakely Elementary, a kindergarten through fourth-grade school and Sonoji Sakai Intermediate School, for fifth and sixth grade, both earn grades of A from Niche. Woodward Middle School, for seventh through eighth grade, is rated A and is hailed as the No. 1 best public middle school in Kitsap County, according to Niche. Bainbridge High School receives an A grade and offers opportunities to earn college credits, including the Running Start program, where juniors and seniors can take courses in conjunction with local community colleges.

Lytle Beach Polar Bear Plunge

Swimmers willing to dive into the icy water on New Year’s Day gather annually at Lytle Beach for the Polar Bear Plunge. “We meet at noon and do a countdown, then everyone runs into the water. They have little beach bonfires that we usually warm up by after,” Saez says, who also points out the popularity the event has garnered with some even driving from other places to participate.

Pleasant Beach Drive to Washington State Route 305

The closest retail district is roughly 4 miles north in Bainbridge’s downtown, where local businesses line the streets and the ferry takes passengers into Seattle. Pleasant Beach Drive, which is lined with houses, runs north along the curve of the Rich Passage toward Lynwood Center and south to Fort Ward Park. Local businesses from Lynwood Center to Winslow Way

Lynwood Center’s sidewalks connect the Tudor-style restaurants less than a mile from Pleasant Beach. This district is anchored by the historic Lynwood Theater, which opened in the 1930s, becoming Bainbridge Island’s first talkie movie theater. Today, the 315-seat theater screens foreign films and documentaries. Since 2016, Hammy’s Burger’s Angus beef patties has been serving fan-favorite burgers on Bainbridge Island. Live music echoes through Treehouse Café, where diners order specialty pizzas and pub fare. For over three decades, shoppers have grabbed groceries at family owned and operated Walt’s Lynwood Market.
