A bird’s eye view of the area shows green lawns with trees shading sizeable front and back yards, with many outdoor pools. “Many people are relocating from the L.A. Basin and other areas because they were living in tiny houses that cost the same as larger properties with more yard space in and around Bakersfield,” Torres says. Mediterranean ranch homes with attached garages and driveways, some with brick facades and fenced-in yards, range from 1,500 to 2,000 square feet in size and around $350,000 to $450,000 in price. Larger, 2,500- to 3,000-square-foot Mediterranean-style homes with manicured, palm-tree-laden lawns and multicar garages and driveways typically cost between $500,000 and about $675,000.

Reputable Centennial High School

The B-Niche-graded Norris Elementary School District and the A-Niche-graded Corona-Norco Unified School District serve students living in Eagle Ridge. Students can begin at William Bimat Elementary School, given a B-plus grade on Niche. Shops and dining along Coffee Road

Locals head to the east side of town for dining and shopping options along the four-lane Coffee Road. At River Run Plaza, residents can pick up groceries and essentials at Albertsons and stop in for some Mexican cuisine at Rancho Grande. South along Coffee Road, Flame and Skewers is a neighborhood staple, serving Mediterranean kabob dishes. On the west side along Calloway Drive, there's a Walmart and a variety of takeout and drive-thru eateries, like The Habit Burger Grill and Pieology Pizzeria. “The west side of Bakersfield is a convenient location, close to a lot of grocery stores and restaurants,” Torres says.

Neighborhood trails and a golf course

The residential subdivisions in town—including the gated Northwoods—have sidewalks that lead to paved walking trails, often encircling a small lake or pond. These paths also offer green space where dogs can play fetch or families can play catch. In the southern part of the area is Riverlakes Ranch Golf Course, a public 18-hole fairway that doubles as a wedding and event venue.

Nearby downtown Bakersfield

Just 7 miles to the east, locals enjoy both outdoor and indoor recreation in Bakersfield. There are a few GET bus stops along Coffee Road, and Meadows Field Airport—also referred to as Bakersfield Airport—is just 6 miles to the east. Highway accessibility, nearby retail and reputable school systems make the Eagle Ranch suburb a welcome getaway from the noise of downtown Bakersfield.
