Suburban living outside Bakersfield
Nearly 9 miles northeast of downtown Bakersfield, Emerald Estates is a quiet suburban neighborhood with homes from the 21st century. “People who move here aren’t coming for an exciting life,” says Ashley Fontes, a local children’s author who has lived in the neighborhood since 2015. “They’re coming because there are streetlamps and sidewalks and happy children playing in the yard.” Emerald Estates has a 3 out of 10 CAP Index crime score compared to the national figure of 4; the neighborhood rates particularly low on violent crime compared to other parts of Bakersfield. Emerald Estates residents can walk to parks, and the neighborhood’s location makes it easy to get to the farms and logistic plants on the outskirts of town. Residents tend to stay for a while, as over 80% own their homes instead of renting.
Homes from the 21st century
Houses in Emerald Estates are mostly ranch-style Craftsman or tri-level builds with the stucco facades and Spanish tile roofs commonly associated with Mediterranean architecture. Prices range from $335,000 to $535,000, depending on the age of the home. “A lot of these houses are about 20 years old and in terrific shape,” says Samantha Sellers of Infinity Real Estate, who has over five years of experience in Bakersfield. “The prices may be a tad higher than the eastern side of town, but the homes are worth it.” Houses sit on quiet, gridded residential roads and have paved driveways and multicar garages. The neighborhood’s sidewalks are well-lit and wide, making it easy to walk to neighborhood parks. Many homes have large oak or palm trees in their front yards and backyards with private pools.

Hitting the Links at Riverlakes Ranch
Emerald Estates is home to two large parks. Youth baseball and softball games take place at North Rosedale Park, which has four lighted fields, a paved walking path and a large lawn. Soccer players can utilize the three fields at Polo Park, which also has six basketball courts and playground equipment for kids. One mile east of the neighborhood is the Links at Riverlakes Ranch; here, golfers can play 18 holes with views of the San Joaquin Mountains or hit the driving range to practice their swings.

Learning at the Rosedale Union Elementary School District
Kids in Emerald Estates attend the Rosedale Union Elementary School District, beginning at Patriot Elementary School, which has a B Niche rating. Freedom Middle School has an A-minus ranking and was named by Niche as the third-best public middle school in the Bakersfield area. Teens go to Frontier High School, which holds a B-plus grade; Frontier is a part of the Kern High School District and was established in 2006.
Freedom Middle School has a full slate of seasonal activities to keep kids engaged.

Dining at Social House and Don Perico
There are no restaurants within the neighborhood’s boundaries, but there are plenty of options just east of Emerald Estates. Diners head to Social House Kitchen & Bar, a gastropub with upscale bar food. Patrons can sit on the covered patio or near one of the TVs to watch a game. New Vintage Grill has a funky vibe with brass dishware hanging from the lighting fixtures and multicolored string lights. Don Perico has a Sunday brunch and serves Menudo and street tacos every day of the week. It’s a Mexican spot with a fun atmosphere, including murals of parrots and palm trees on the walls. Grocery shoppers can visit Save Mart and the boutique shops at the Plaza at Riverlakes just a mile east.

High temperatures in the summer

Quick Highway 99 access
Golden Empire Transit buses have frequent stops in the neighborhood to take locals around the Bakersfield area. Emerald Estates is also positioned between Highway 99 and Highway 58, which both provide quick access to downtown. “They’ve done a great job maintaining and expanding the roads as expansion out west has continued to grow,” says Sellers.
