Newer homes in West Bakersfield
Seven miles west of downtown Bakersfield is Greenacres, a quiet neighborhood with new housing and highly rated schools. “The western edge of Bakersfield has become the most desirable part of the city because, besides the far northeast, that’s where all the new building is happening,” says Eric Van Denk of Central Valley Property Advisors, who has sold real estate in Bakersfield since 2012. “It has more of a safe family feel, and you get the Rosedale school district, which is much stronger than the schools closer to the city center.” Greenacres has a 3 out of 10 CAP Index crime score, lower than the national figure of 4, and ranks especially low on violent crime. With half the population owning their homes, neighbors in Greenacres tend to get to know one another.
A variety of housing styles on half-acre lots
Homes in Greenacres range from smaller, ranch-style builds from the midcentury to 1980s Craftsman houses to modern Mediterranean architecture built in the 2010s. Single-family homes range from $275,000 to $725,000 with newer builds on larger lots typically being on the higher end. “A lot of these houses are on almost a half-acre of land, which is much more than you’ll find closer to the city center,” says Van Denk. Most homes have modest front yards with large, fenced-in backyards sometimes featuring private pools. Driveways and multicar garages make parking easy. Flat sidewalks are shaded by California Oaks and many of the roads end in quiet cul-de-sacs. There are a few manufactured homes in the Lazy H Mobile Park gated community. These cost between $74,000 and $80,000 and feature a community pool and gated entrance.

The Liberty Patriots’ football team won the state championship in 2022. “People pack the stadiums for high school football games in Bakersfield, especially if the teams are good,” says Van Denk. “We’ll get more fans on a Friday night than some colleges around here do on Saturdays and a lot of high schoolers from the area go on to play college or pro.”
