Hampton Woods, a community on the peaceful outskirts
Hampton Woods is a small subdivision on the outskirts of Bakersfield, closer to places like Jim’s Honey Farm than the center of the city. The Calloway Canal cuts through this residential area, running south past several parks and the Links at Riverlakes Ranch Golf Course. The neighborhood also falls within a well-regarded school district. “It’s part of that general north Bakersfield sprawl,” says William Gordon, a Realtor with Watson Realty who has over two decades of experience in Bakersfield. “In the last ten years, it's filled out nicely with more commercial development. Everything is right around the corner.”
Mediterranean homes with in-ground pools
Hampton Woods has one-story single-family homes from the early 2000s priced between $350,000 and $600,000, depending on size and renovations. Bakersfield’s relative affordability compared to other California communities made it a popular place to buy during and after COVID-19, says Angel Przybylski, a Realtor with Coldwell Banker Preferred who's been selling homes in the area for seven years. Pools are also popular, as the heat can reach triple digits. Some properties have Mediterranean features like stucco exteriors and tile roofs, and the neighborhood has walkable, paved sidewalks and wide roads with enough space for street parking. Neighbors get to know each other; "Bakersfield is really the biggest 'little small town' you could ever live in," says Przybylski. "Places like this, you get to know the community. Kids in the neighborhood are on the same sports teams, and you talk to your neighbors."

Well-esteemed Norris Elementary School District
The Norris Elementary School District and Kern High School District serve students in Hampton Woods. Kids can attend Norris Elementary before advancing to Norris Middle School, which Niche ranks No. 8 for Bakersfield’s best public middle schools. Kids move on to Frontier High School, which has well-regarded athletic programs, including a championship-winning women's polo team. All three schools earn a B-plus from Niche. California State University, Bakersfield, is 6 miles south. There aren’t any private schools in the area, but nearby churches include Rock Harbor Church and Olive Branch Community Church.

Making memories at Madison Grove Park
At the local Madison Grove Park, kids can play on the rocket-ship-shaped playground or the splash pad during the summer. The park also has volleyball, tennis and basketball courts. People often host parties at the large pavilions or enjoy occasional drive-in movie nights on the open fields. Polo Park is a popular 40-acre green space with eight multi-use sports fields, about 3 miles south. The public can use the Links at Riverlakes Ranch Golf Course, an 18-hole course 2 miles away.
Starting the day on Snow Road
Snow Road leads to California State Route 99, a major highway that reaches downtown Bakersfield. There is no public transportation in Hampton Woods, but Gordon says residents can easily access Meadows Field Airport, just 5 miles away. Even though the airport is nearby, he says that noise pollution is not an issue because of the placement of the runway. Adventist Health Bakersfield is the closest hospital, 7 miles south.

Running errands at the RiverLakes Galleria
In the neighborhood’s southwest corner, there’s a Rite Aid, AutoZone Auto Parts and fast-food chains like Taco Bell and Jack in the Box. The RiverLakes Galleria is a shopping center about a mile away that includes a Walmart and PetSmart. The center also houses Kamisama Ramen, an Asian eatery, and Mesa’s Mexican Grill.
Air pollution in Bakersfield
Bakersfield’s air quality is polluted because of its geography; it’s positioned in a valley near the mountains, which traps polluted air. Because it’s a heavy farming area, dust tends to get trapped in the air, and the San Joaquin Valley Air Pollution Control District has programs like Park and Ride to encourage developers to build commuter lots and decrease vehicle usage.
