Developing Southeast Bakersfield
Two miles southeast of downtown Bakersfield, Lakeview is a neighborhood looking to the future. “The city is doing a lot of street renovations and beautification projects here,” says Autumn Mitchell of Tobias Real Estate, who has half a decade of experience in the area. One project is the renovation of Martin Luther King Junior Park at the neighborhood’s north end. According to the City of Bakersfield’s Recreation and Parks Department, the park will not only have new features but expand to include property previously owned by Kern County. The project is part of a $22.1 million plan to revitalize Southeast Bakersfield and a 15-year plan to revamp all the parks in Bakersfield.
Renovations to Martin Luther King Junior Park
When re-opened, Martin Luther King Jr. Park will feature shaded basketball, futsal and pickleball courts. Kids can cool off on a splash pad and there are plans for an amphitheater for local performances. In the interim, locals can go a few blocks east to Virginia Avenue Community Park to shoot hoops. The park also has a playground for kids and open green space. Lowell Park to the west has shaded picnic areas and open green space for soccer.

Shopping at La Villa Meat Market
Locals stop in at Grandma’s Tamales for Mexican and Menudo classics. The casual spot has a full bar and an outdoor patio with picnic-style seating, string lights and ceiling fans to keep customers cool in the summer. Great Castle Chinese Restaurant serves standard favorites in a cozy interior strung with lanterns. Residents can get authentic Salvadorian cuisine at Casa Grande Bar & Restaurant. For groceries, there's City Food Market as well as La Villa Meat Market, a butcher shop with other household essentials. Walmart is located off Highway 58.

Bakersfield High's B-plus grade
Kids in the neighborhood may attend Freemont Elementary School, part of the Bakersfield City School District. Freemont Elementary and Compton Junior High School both have C-minus Niche grades. Teens may attend Bakersfield High, which holds a B-plus rating and is known for its robust wrestling program, which sent three athletes to compete at the Junior National Championships in 2024. “High school wrestling is huge in Bakersfield. They pack the arena downtown for the State Championship each year,” says Eric Van Denk of Central Valley Property Advisors, who has closed over 200 sales in Bakersfield. Our Lady of Guadalupe is a K-8 Catholic option in the neighborhood.

Single-family home prices in Lakeview range from $60,000 for one-bedroom renovation-ready homes to $300,000 for larger, remodeled homes. “It’s a good price point for first-time buyers, which is great because the more people living here that own their homes, the more the pride in caring for that home spreads,” Van Denk says. Most houses are midcentury ranch-style Craftsman homes with private driveways. Yards have a mix of dirt and grass landscaping and most are enclosed by chain link or iron fences. There are a few duplexes priced between $200,000 and $500,000 and four-unit properties costing between $700,000 and $750,000. While there is a push for more ownership in the neighborhood, 66% of residents in Lakeview rent.

Golden Empire Transit buses
Golden Empire Transit buses have frequent stops throughout Lakeview and provide transportation across Bakersfield. Commuters can take East California Avenue and Union Avenue 2 miles into downtown Bakersfield, while Highway 99 leads 9 miles to the Meadows Field Airport.
