Sitting 7 miles west of downtown Bakersfield, Madison Grove is a quiet community of 21st-century homes near a solid school district. “The western side of town has become desirable because it’s all new development,” says Samantha Sellers of Infinity Real Estate Services, who has over five years of experience in the area. “It’s not just the homes either -- as the area grows, they continue to put new grocery stores, gyms and shops out there.” Almost all neighbors – 86% -- own their homes instead of renting, and the neighborhood has a CAP Crime index score of 2 out of 10, lower than the national figure of 4 and much lower than many Bakersfield neighborhoods to the east.

Houses in Madison Grove are a mix of ranch-style Craftsman builds and multistory Mediterranean homes. Stucco facades and Spanish tile roofs are popular architectural touches in the neighborhood; prices range between $365,000 and $590,000 depending on the size and age of the home. “It’s a higher price than most of Bakersfield, but the homes are also much newer and nicer,” says Sellers. Homes near Olive Drive may experience some noise because of traffic, but most houses sit on quiet roads ending in cul-de-sacs. Homes sit on close-together lots and have sizeable front yards with large oak and palm trees. Multicar garages and paved driveways lead to wide sidewalks, and many homes have solar panels on the roofs and private backyard pools.

Learning at the Norris Elementary School District
Kids in Madison Grove may attend Veterans Elementary School, part of the Norris Elementary School District. Veterans Elementary and Norris Middle School have B-plus rankings on Niche. Frontier High School holds a B-plus grade and was named by Niche as the 7th best public high school in the Bakersfield area. Frontier opened prior to the 2006 school year and students can enter academies to prepare them for advanced degrees in Engineering or Computer Science after graduation.

Golfers head to the Links at Riverlakes Ranch Golf Course for 18 holes with views of the San Joaquin Mountains. The course also has extensive practice areas and hosts tournaments throughout the year. While there is no shopping or dining in the neighborhood, there are plenty of options at the RiverLakes Galleria just southeast of Madison Grove. The Galleria is home to a Walmart Supercenter for grocery shopping and other big box stores. Sugar Twist Bakery is a local carryout chain offering breakfast sandwiches, cupcakes and specialty coffee drinks. Diners order at the counter at Mesa’s Mexican Grill, which offers burritos, quesadillas and salads. West Coast Sourdough is a local chain offering gourmet sandwiches, soups and sides.

Driving down Olive Drive
There is no public transportation in the neighborhood, so locals will need a car to commute. Residents can hop on Olive Drive to drive 7 miles to downtown Bakersfield or 8 miles northeast to Meadows Field Airport. As is the case with most Bakersfield neighborhoods, Madison Grove has poor air quality because of the city’s agricultural and oil industries.
