Living in unincorporated Oildale
Located at the northern end of Oildale, a suburb of Bakersfield, Meadow View is a neighborhood with newer homes, nearby parks and access to some of Bakersfield’s newest industries. “A lot of jobs are heading into that far north Oildale area,” says Samantha Sellers of Infinity Real Estate, who has sold properties in Bakersfield for over five years. “This is where the land was available, so when Amazon and other companies decided to put plants out here, this is where they settled.” While technically a part of Oildale, Meadow View residents won’t have access to services from the City of Bakersfield. This means many homes will be on septic tanks instead of city water and sewer plans. In addition, the neighborhood is served by the Kern County Fire Department and the Kern County Sheriff’s Office.
Modern homes and duplexes
There are a variety of housing styles in Mead View, however, the majority of properties are Craftsman or tri-level single-family homes from the mid-2000s. “It’s definitely a newer area of Oildale,” says Sellers. “Most homes a couple of miles south of here are at least 50 years older.” These houses typically sit on close-together lots and feature private driveways and multicar garages. A mix of oak and palm trees shade the yards of these properties which cost between $335,000 and $550,000. Duplexes cost between $440,000 and $475,000, while multi-unit investment properties cost between $815,000 and $850,000. There are also apartment complexes in the neighborhood, as over 50% of Meadow View’s population is made of renters.

Air and heat issues
Like all residents near Bakersfield, Meadow View residents will have to deal with extreme heat in the summer, with temperatures regularly reaching 100 degrees.
