Suburban living near logistics centers and Meadows Field Airport
Four miles north of downtown Bakersfield sits North Country Meadows, an established neighborhood that has seen an influx of new residents in recent years. “It used to be that people wanted to be near the oil fields or the farmland, but now it’s all about being close to the logistics centers north of the city,” says Eric Van Denk of Central Valley Property Advisors, who has over a decade of experience near Bakersfield. “Amazon is just one of many companies that have put a center up north, which has drawn a lot of people, but it’s also close to the airport for businesspeople who need to hop on a flight to Dallas or San Francisco.” North Country Meadows is an unincorporated area outside of the city of Bakersfield; this means locals will be on septic tanks instead of city-regulated water without as many taxes and regulations as neighborhoods within city limits. It’s next to Meadows Field Airport, which offers a few flights per day.
Single-family homes and investment opportunities
Nearly all the single-family homes in North Country Meadows are ranch-style homes with stucco facades built in the 1950s. These residences are on large lots with fenced-in front and back yards. Some have private pools and solar paneling, while most have private driveways and multicar garages. Homes are priced between $229,000 and $455,000, depending on square footage and condition, and a few duplexes are available for investors in the $275,000 to $490,000 range. “In terms of rentals both long and short term, we’re a very landlord-friendly area so we’ve seen a lot of investors come and buy up properties in the area,” says Van Denk. “A lot of times you can tell which homes are lived in by owners and which are rentals just by looking at landscaping and how people care for their yard.” About 50% of residents rent their homes; neighbors should be advised that wildfires are possible and clearing land around the home is important.

Dining at Sugar Mill off North Chester Avenue
Most shops and restaurants are found off North Chester Avenue, including Highland Pizza & Pub, which has pool tables and TVs for entertainment. Besides pizza, the restaurant serves sandwiches and seafood, plus 22-ounce domestic beers in frosted mugs. Sugar Mill is a classic diner complete with swivel barstools and black and white photos set over large booths. Smitty’s Smokin’ Brisket & BBQ serves large helpings of meat by the pound and sides like green beans, coleslaw and sweet potato crunch. Shoppers can get groceries and other essentials at the Walmart Supercenter.

Racing at Bakersfield Speedway
Locals cool off in the summer at the NOR Community Pool. Sears Park has a splash pad, a playground and plenty of green space, and just north of Day Avenue, North Meadows Park has basketball courts for shooting hoops. It has playgrounds for kids, and walking paths for exercise. Racing fans can head 2 miles north to the Bakersfield Speedway, which hosts dirt track events throughout the year.

North High School is within walking distance
Kids in North Country Meadows may attend Wingland Elementary School, which is part of the Standard Elementary School District and holds a C-minus Niche rating. Standard Middle School also has a C-minus ranking and a 19-to-1 student-teacher ratio. North High School is a part of the Kern High School District and has a B-minus Niche grade. Students at North High can participate in the North Agricultural Department. Chartered in 1985, the department teaches students animal science, agricultural business and plant science.

Heat and air issues
North Country Meadows, like all of Bakersfield, experiences extreme heat in the summer; temperatures often exceed 100 degrees. In addition, because of Bakersfield’s history as a hub for agriculture and oil production, the town suffers from poor air quality.
