With a 30-mile bike trail and residential streets lined by pine and palm trees, Quailwood is a quiet neighborhood 10 minutes from downtown Bakersfield. “A lot of people who are escaping the steep prices along the L.A. Basin choose West Bakersfield, mainly due to the general safety of the area and the reputable school districts,” says Jose Torres, a local Realtor with RE/MAX Golden Empire.
Backyard pools and recent renovations
Most houses in Quailwood feature fenced-in back lots and in-ground swimming pools, sitting on quarter-acre lots. Along Saddleback Drive, however, yards stretch 1 acre to the Gates Canal. The homes here were largely built between the mid-1970s and early 2000s, with many 20th century homes featuring recent updates. Brick ranch-style homes with shuddered windows sit next to multi-story modern traditionals with tiled roofs and two-car garages. The average sales price in the neighborhood is $420,000, which is slightly higher than the Bakersfield average. On the low end of the market, one-bedroom condos can be snagged from $210,000 to $280,000 while four and five-bedroom single-family homes on 1-acre lots have price tags between $550,000 and $850,000.

Town and Country Village Shopping Center
Coffee Road borders the neighborhood’s residential streets to the west and is home to a Trader Joe’s and Albertsons, both located in the Town and Country Village Shopping Center. Bagels and Blenders provides its patrons with their daily dose of caffeine along with bagels made fresh from scratch daily, hot sandwiches and smoothies. The second best middle school in Bakersfield
Each public school serving the Quailwood area earns an overall Niche grade of B or higher, starting with Quailwood Elementary School. Fruitvale Junior High boasts an impressive A rating and is the second-best public middle school in the Bakersfield Area, according to Niche. To finish their K-12 careers, students attend the B-plus rated Bakersfield High School, which offers a unique selection of visual and performing arts courses, including floral arrangements, journalism and percussion ensemble.
Parks and pollution patterns
While Bakersfield is known for being challenged by air pollution, on days where the air-quality levels are on an upswing, there are many options for outdoor recreation. “A lot of the pollution comes from the Bay Area funneling into Bakersfield, but after living here for 30 years, it’s gotten much better,” says Bart Tipton, a Broker at Prestige Properties. Quailwood Park has a playground, shaded picnic tables and green space for playing catch or kicking the soccer ball. The 30-mile Kern River Bikeway Trail crosses through the northern part of the neighborhood, offering plenty of trail space for jogging, bicycling and pushing strollers. The Kern River Parkway Bike Trail is accessible just north of Quailwood from Truxtun Avenue. This 30-mile paved path spans from Route 43 in the southwest to Oil City, 5 miles northeast of downtown.

“Westside Parkway conveniently runs on either side of the area, connecting residents to plenty of shopping centers and Interstate 5. These highways allow Bakersfield to be a central hub between Fresno two hours to the north and L.A. two hours to the south,” Torres says. Easy travel and retail access, coupled with great schools and housing options, help to make Quailwood a desirable suburban community.
