Stonegate is a well-manicured residential neighborhood 10 miles south of downtown Bakersfield. It’s one of a handful of south Bakersfield suburbs originally developed around school zones. “The communities benefit from a school district with strong academics and high ratings,” says local Realtor Shanti Brinsfield of Watson Realty, who’s been selling homes for over a decade. The neighborhood itself has a uniform feel, where homes here sit close together, shaded by tall palm trees. “It’s a very cookie-cutter neighborhood,” says Erik Van Denk, a Realtor with Central Valley Property Advisors who’s worked in the area for nearly two decades. “Unless you knew what street you were on, they all look the same.” Stonegate also has quick access to California State Route 99, which leads to downtown and other popular destinations. “You have parks, nearby schools that are great, and shopping and dining options not far away,” says Brinsfield. “All the necessities are close by.”

Most homes in Stonegate were built in the late 90s and early 2000s, Brinsfield says. Single-family home prices range from $350,000 to $650,000, depending on square footage; most homes have Mediterranean features like stucco siding, and some have Spanish-style roofs. Front yards are well-manicured and polished, with enough space for fountains and small gardens, while most backyards are gated. Properties generally sit behind wide, paved sidewalks and have their own driveways.
