Suburban living off Highway 99
Venola is a suburban neighborhood with proximity to highways and late 20th-century residences like duplexes and single-family homes, 7 miles southwest of downtown Bakersfield. “I’d describe it as just calmer and slower paced than the rest of Bakersfield,” says Julissa Menacho of Realty One Group, who has nearly a decade of experience in the area. “You have the highway, but other than that it’s a lot of well-taken care of homes and not a ton of outside noise.” Highway 99 forms the neighborhood’s eastern border, providing quick access to downtown for commuters. Within the neighborhood, houses sit on quiet residential streets. With over 66% of the population owning their homes, neighbors in Venola get to know one another.
Single-family homes from the 1980s
Home styles in Venola vary from multi-unit fourplexes to condos and manufactured homes, but the majority are single-family builds. Ranch-style and tri-level houses from the 1980s and early 90s cost between $220,000 and $495,000 depending on size and condition. “The majority are going to be closer to $400,000, which is on the high end for Bakersfield,” says Menacho. Most homes are brick or stucco Mediterranean-influenced builds with private driveways and multicar garages. Basketball hoops and American flags are often attached above garages. Properties have small front and back yards, often not fenced in. Well-lit sidewalks are shaded by large California oaks and palm trees. There are a few manufactured home parks on the eastern and southern ends of the neighborhood, where properties cost between $40,000 and $230,000 depending on number of bedrooms and community amenities. Condos are priced between $240,000 and $275,000, while multi-unit properties generally cost between $700,000 to $820,000.
