A city within a city, Balcones Heights is packed with independent Texas spirit. It's got its own mayor and events, including a popular jazz festival held at a local mall. Interstates 10 and 410 cradle the city, providing accessible transit options for residents who work in downtown San Antonino and beyond. "It's an entry-level area to buy a house because it's centrally located. You can get anywhere in the city in 20 to 30 minutes," says RJ Reyes, a Realtor with Keller Williams San Antonio, who has been selling real estate in the city for 21 years.

Homes in Balcones Heights start at around $250,000 and can reach up to about $450,000. The sun-drenched streets typically have little tree cover and are lined with sidewalks, and lawns tend to be well-kept. You'll normally spot ranch-style homes in this neighborhood, but Spanish Revival and split levels are mixed in throughout the city. You'll find plenty of driveways the curve in front of houses, leaving space for plenty of parking off the street.

High school has robust athletics program
Students in the area are part of the San Antonio Independent School District, which has a C-minus rating on Niche. The area's youngest learners begin their academic journey at Maverick Elementary School, which has a C-minus rating on Niche. Students continue at C-minus rated Longfellow Middle School and conclude their secondary educational journey at Thomas Jefferson High School, which has a C rating on Niche. The school is particularly known for its sports programs, and it's common to see area residents come out and support the Mustangs. Clubs are popular as well, and students can choose from nearly 25 extracurricular groups, including jazz band and animation.

Local park offers a variety of amenities
To get some fresh air, locals head to Woodlawn Lake Park. "Woodlawn Lake is where most people, if they want to visit a park," Reyes says. In addition to the lake in the park's center, you'll also find a public pool, gym, sports fields and courts around the park.

Chain retail and dining are close at hand
Balcones Heights is home to a variety of businesses to suit residents' daily needs. Wonderland of Americas is a popular shopping mall just off Interstates 10 and 41. It's home to Target, Burlington, Starbucks and other businesses -- which all add to the self-contained atmosphere of the city. There are also a variety of fast-casual restaurants at the mall, like Rico's Burgers and Starbucks. You can grab a bite to eat at Babe's Old Fashioned Food, a local favorite that serves classic burgers and fries. This cheery join has a colorful green and white striped exterior and a brightly lit interior with picnic chairs and high tables throughout. Dave and Busters is also a popular spot for locals to spend time on weekends.

Jazz festival held in the summer
The mall's amphitheater is the site of the Balcones Heights Jazz Festival. Held every July, it's one of the city's most notable attractions, and the free event has been a community staple since 1993. The amphitheater has a decorative pool in front of the stage, and jazz fans ring the water and listen to the music.

Primarily developed in the 1950s, Dellview is a laidback, family-friendly neighborhood offering the leisure of suburbia within San Antonio’s city limits. Its housing is primarily ranch-style and charmingly midcentury, making the neighborhood sought-after by appreciators of this era of architecture. Its location is conveniently situated between downtown and the University of Texas at San Antonio, making Dellview a suitable option for easy access to both. It’s also only a few miles from the airport, making the neighborhood convenient for those frequently traveling for work. There are plenty of parks and top-tier Mexican restaurants, so for residents in Dellview, there’s always something to do.
Housing in Dellview is mostly single-story ranch-style homes and bungalows, with some two-story homes and split levels mixed in. As a 1950s-developed neighborhood, elements of midcentury modern architecture like flat or gabled roofs, front-facing driveways or carports and brick or boldly colored exteriors are present throughout the homes. The median price for a single-family home is about $230,000, and buyers should expect to spend $200,000 to $300,000 for a three- to four-bedroom home.
Loop 410 runs along the Dellview’s northern border, and Interstate 10 runs along its western edge. These highways allow Dellview residents to get in, out of and around San Antonio. The closest hospital, Methodist Hospital, is about six miles west of the neighborhood, and the nearest airport is four miles northwest. San Antonio’s VIA Metropolitan Transit has bus lines through Dellview that connect residents to downtown and broader San Antonio.
A casual counter-service pit stop, Taquitos West Avenue is the neighborhood’s best-known eatery, where less-than-two-dollar tacos are washed down with a cold Mexican Coke. A still laidback but more upscale establishment, La Fogata Mexican Cuisine is the place to go for a sit-down Tex-Mex dinner. Its colorfully decorated and sprawling patio fills up at dinnertime, where mariachis play alongside intricate fountains and chips and salsa pair perfectly with a frozen margarita. The neighborhood does have options like Thai restaurants, pizza places and burger joints, though, for those who prefer other cuisines. “My roommates and I love getting Chicago’s Pizza,” says Brooke Mikell, a student at the nearby University of Texas at San Antonio. “It’s really good. The restaurant is family-owned and has a nice laidback vibe.” Most get groceries at Walmart or H-E-B and do the rest of their shopping at the nearby Wonderland of the Americas, home to shops like Hobby Lobby, Target and Ross.
Dellview has three neighborhood parks: Olympia Park, Windsor Park and Dellview Park. When they want to play basketball or when their kids have baseball games, residents head to Olympia Park, which also has a picnic pavilion and a playground. When the kids have soccer practice, they head to Windsor Park or Dellview Park, the former having tennis courts in addition and the latter having softball fields. Dellview Park is a popular hangout in the summertime as it’s home to one of San Antonio’s outdoor public pools.
Dellview is home to four public elementary schools: Jackson-Keller Elementary School, Dellview Elementary School, Arnold Elementary School and Olmos Elementary School. On the educational review site, Niche, Jackson-Keller scored a B, Dellview scored a B-minus, Arnold scored a C-minus and Olmos scored an A-minus. Nimitz Middle School is the neighborhood’s only public middle school, scoring a B-minus, and Legacy of Educational Excellence High School is the only public high school. It scored a B. Legacy of Educational Excellence offers career and technical education in business, public service and STEM. Dellview is also home to St. Gregory the Great Catholic School, which enrolls students in preschool through eighth grade, as well as the charter Legacy Traditional School, which serves students in preschool through twelfth grade and scored a C, and Dr. Paul S. Saenz Junior High School, which enrolls seventh- and eighth-grade students and received a C-minus on Niche.
The neighborhood music store Dellview Music Center hosts ongoing performances by local musicians, and Westfall Library offers community programming like a chess club, tai chi and story times. Each April, the city celebrates Fiesta San Antonio, a citywide event with parades, food fests and live music to honor Texas’ independence from Mexico.
