“Where houses become homes and neighbors become friends” is Irvington, Baltimore’s motto. Take it from Norman Gabriel Jr., who has lived in this historic southwestern district of Baltimore since 2003. “It’s a quiet and peaceful neighborhood,” says Gabriel, “People like to sit out on their front porches and just hang out.” Established in 1874, the neighborhood features homes built just a bit later in the early 1900s, including multi-family units and various single-family homes. Irvington has one main road with a few businesses, serving as the neighborhood’s gateway to the rest of Baltimore, with downtown about 4 miles away.
Early 1900s Victorians, duplexes and rowhouses
Prospective buyers can choose from single-family homes, duplexes or traditional Baltimore rowhouses. Victorians are the most common single-family homes, boasting cozy wrap-around porches. They typically offer four to six bedrooms, selling for around $350,000 to $450,000. Most duplexes and rowhouses also come with front porches along with small, fenced-in backyards close to neighbors. Some of these two- to three-bedroom multi-family homes are in need of renovations, selling for $50,000 to $110,000. Those with brand-new interiors range from around $150,000 to $250,000. Necessities on Frederick Avenue
Frederick Avenue runs through the heart of Irvington, featuring all the essential amenities such as gas stations, pharmacies, mini-markets and local restaurants. Sugar Mama’s is undoubtedly the community staple, especially for breakfast. “Sugar Mama’s has a big following,” says Gabriel. “If you have a sweet tooth, it’s the place to go.” While many come for the French toast platter and shrimp and grits, the restaurant also serves hearty lunches, including cheesesteaks and home fries. Locals can get takeout from China House or Pizza Hub just across the street or head a few blocks down to Bevy’s Island Taste for oxtail and other Caribbean staples.

Public schools and a highly rated Catholic high school
Students are served by Baltimore City Public Schools, zoned to Beechfield Elementary/Middle School. Serving kindergarten through eighth-grade students, Beechfield receives a C-minus grade from Niche. High schoolers have their option of schools through the district’s choice/lottery system. Edmondson Westside High, also graded a C-minus, is the closest to Irvington. It offers dual-enrollment and work-study programs to help students prepare for college or the work field after graduating. Mount Saint Joseph High School is located in Irvington, off Frederick Avenue. Established in 1876, the private Catholic all-male college-preparatory school receives an A-grade and is ranked the 14th-best Catholic high school in Maryland.
Open fields and recreation at Irvington Park
Kids play baseball, soccer and football through local leagues at Irvington Park. Off the fields, they can have fun on the playground. Residents can also enjoy the park’s open green spaces or go for strolls through the woods by Maidens Choice Run, a streambed that contours the neighborhood. Irvington is also home to three historic cemeteries: New Cathedral Cemetery, Mount Olivet Cemetery and the Loudon Park National Cemetery (military).

Irvington residents live right between U.S. Routes 1 and 40, with the latter leading 4 miles to Downtown Baltimore. Commuters can also take an MTA bus to get all around the Baltimore metro from Frederick Avenue.
