A historic neighborhood close to local colleges

The Morgan Park neighborhood sits just 5 miles northeast of the heart of Baltimore and offers suburban living near popular restaurants and one of Maryland’s more famous colleges. The neighborhood was originally built in the early 1900s as an exclusively African American community and has been home to famous names like W. E. B. Dubois and Eubie Blake, who have called this area home in the past. Today, many Morgan State University staff and alumni live in the cottages and bungalows throughout the community due to its proximity to the campus and the shopping and dining surrounding it. “It’s an area on the rise,” says Michael Soper, a Realtor with the W Home Group of Next Step Realty who has been serving the Baltimore area for 2 years. “It used to be a lot of empty homes and rentals, but with the help of investors and the college, they’ve really been turning the area around.”

Early 20th-century homes along Herring Run

The Morgan Park community is primarily composed of American Foursquares, cozy Cape Cods, Colonial Revivals and split-levels. Most of these homes were built in the early to mid-20th century, and Soper says many have seen remodels and renovations due to efforts by both Morgan State University and local investors. Residences are often evenly spaced out and sit back away from the area's streets. Short, paved walkways lead to front stoops and porches, connecting them to communal sidewalks lined with lush, mature trees. Front yards are well-manicured, and the neighborhood has multiple communal gardens sprinkled throughout. Home prices commonly range between $300,000 and $400,000.

Baltimore public schools and Morgan State University

Students in prekindergarten through eighth grade can attend Garrett Heights Elementary Middle School, which earns a C-minus rating on Niche. Students can then finish up at the C-rated City Neighbors High School. For higher education, Morgan State University is just across Herring Run. It is the largest of Maryland’s historically Black colleges and is the only institution in the U.S. to have its entire campus designated as a National Treasure by the National Trust for Historic Preservation.

Crabcakes, brunch spots, and popular Maryland coffee

Morgan Park residents are just a short distance from dining establishments like Zeke’s Coffee, a local coffee shop that offers hot cups of coffee every day and sells the beans wholesale at farmers markets and stores across the state. Koco’s Pub is known for serving some of the best crab cakes in the Baltimore area. Miss Shirley's Cafe is another option to the west of the neighborhood, with homestyle cooking and brunch options like coconut French toast and the Southern Slammer Sandwich, which Restaurant Hospitality Magazine called the best breakfast sandwich in America. Residents can head to the Safeway along Harford Road for daily necessities.

Driving or walking around Morgan Park

Morgan Park has two major roads for travel convenience, Hillen Road to the west and Harford Road to the east. These roads connect residents to the heart of downtown as well as major highways like U.S. Route 1 or Interstate 83. Sidewalk-lined streets and proximity to campus allow for plenty of pedestrian traffic in the neighborhood. “Around 3 or 4 p.m., there are waves of people walking around, from college students to people walking the dog,” Soper says. The Baltimore/Washington International Thurgood Marshall Airport is 20 miles south of the neighborhood, and MedStar Good Samaritan Hospital is less than 2 miles to the north.

Open green spaces and tee time fairways

The Morgan Park community has multiple parks just a short distance away, with James Welling Park being one of the closer options. The park offers a baseball diamond and a large green space for recreational football or soccer games hidden from the road by a number of large trees. Mt. Pleasant Park is just a little farther up the road and is home to an ice arena. The Mount Pleasant Golf Course is ranked one of the top 20 golf courses in the U.S. and is the site of Arnold Palmer’s second championship win. To the south, residents can stop by Herring Run Park, home to three playgrounds and multiple sports fields in a wide-open space surrounded by a number of shaded trails. “I remember it as a kid. My sister had soccer practice around there all the time,” Soper says.

Downtown Baltimore events and excitement

Morgan Park residents are just a short distance from the heart of Baltimore and Orioles games at Campden Yards or Ravens games at the M&T Bank Stadium. The city hosts Artscape in August, one of the country's largest outdoor art festivals. Centered around the Maryland Institute College of Art, the event fills Baltimore with musical performances, massive sculptures and plenty of good food.
