A West Baltimore neighborhood surging in popularity
Mount Holly is a particularly green neighborhood in West Baltimore that is currently experiencing a surge of renewed interest. “In recent years, we’ve seen a major renaissance going on,” says Realtor J.R. Smith, broker and owner at Exit Realty Perspectives who has been working in Baltimore real estate for over 30 years. “Areas like Mount Holly were once prominent, and the properties are still standing. With city tax incentives, a lot of professionals and families are coming back, so you’ll see a lot of new residents in newly rehabbed homes.” The mix of traditional row houses and single-family homes on sizeable lots has attracted investors and homeowners looking to get more for their money, while the neighborhood’s convenience makes it a haven for those commuting to other parts of Baltimore or to Washington, D.C. Despite its elevated CAP Index score of 9 out of 10 for certain violent crimes, higher than the national average of 4, the neighborhood’s overall CAP crime score sits at a 5 out of 10, and increasing pride of ownership is working in the area’s favor. “People are willing to buy a home and to mow their lawn, and that builds a community,” Smith says. “Homeowners are becoming neighbors again. We’d lost that for a while.”
