Boasting a population of only 360 residents, the tiny North Baltimore neighborhood of Richnor Springs is a densely populated residential area with proximity to all the city amenities. “It’s convenient to get around,” says Shannon Smith, a local and Realtor with nine years of experience selling in the greater Baltimore area. “It’s centrally located, so you can get downtown or uptown within a few minutes.” Richnor Springs also boasts a bit of a historic flair with streets packed with the classic turn-of-the-century redbrick row homes characteristic of old Baltimore.

Traditional Baltimore rowhomes line the streets of the grided residential landscape, while narrow sidewalks provide ease of walkability. There are also several builds with unique front-gabled roofs with stone-inlay and Tudor influences. Duplexes are common in this area, as well as a few cozy single-family Cape Cod-style options. Prices range from $100,000 to $225,000 for turn-key homes, with the average price hovering around $150,000. Homes that require a little renovation sell for a bit less, going for $30,000 to $60,000 with the average price falling around $50,000.

While Richnor Springs is largely residential, the neighborhood’s proximity to York Road provides locals with easy access to commercial retailers and essential amenities. Just 2 miles north of the neighborhood is Belvedere Square. Featuring a mix of restaurants, shops, a food market and an outdoor patio area, this quaint stop is popular on the weekends. Residents can start the day with breakfast at Atwater's, a café and bakery offering coffee and light fare. For a night out, The Peabody Heights Brewery is a local staple. “They have really awesome beers and seltzers that they make in-house,’ says Smith. “We travel there for the brewery.” For shopping, locals can get groceries at Giant Food, 1 and a half miles south of the neighborhood. A spring of tulips
Less than a mile away from Richnor Spring is Sherwood Gardens. Spanning 6 acres of land, this privately owned park is free and open to the public year-round. The garden is most renowned for its annual tulip display, which also features dogwoods, flowering cherries, wisteria, magnolias, and azaleas. A trip in April or May provides a view of 80,000 tulips in bloom. For fun indoors, movie buffs can head to The Senator Theatre to catch a classic film in this historic 1939 Art Deco building.
