Barberton: A tight-knit city in southwest Washington
Barberton is a residential community with country pastures and modern suburban homes on the outskirts of Vancouver, Washington. The Clark County community, located 8 miles from downtown Vancouver and the Oregon state line, has a population of about 8,500 people, mid-20th-century homes and lots of new construction. “It’s within city limits, so nobody says, ‘I live in Barberton,’ they say they live in Vancouver,” says Ellen Hartzell, a Realtor with Knipe Realty who has over two decades of local experience.
PeaceHealth and Vancouver Public Schools are Clark County’s major employers, and Washington State University employs about 500 county residents. Since Barberton is on Vancouver’s outskirts, it falls under the Battle Ground School District, which has about 12,000 students and earns a B-minus from Niche. Barberton’s median household income is $122,000, compared to $80,000 nationally.
Salmon Creek's largest industries are healthcare and education employing up to 5,000 employees.

1970s split levels and newly constructed ranchers
Barberton has split-level and ranch-style homes from the 1960s and 1970s and many 2000s Craftsman properties. It also has newly constructed, two-story contemporary homes and ranchers with Tudor-style touches. Older homes have small lawns and sit close to one another, separated by wooden fences. Modern homes have large, paved driveways and two—and three-car garages on suburban streets. The median home price is $600,000, higher than the national median of $420,000. Properties stay on the market for an average of 43 days, compared to 45 days nationally.

Local pumpkin patches and popular downtown spots
Bi-Zi Farms offers local produce, homemade honey and jam. In the fall, it transforms into a pumpkin patch, with a petting zoo and corn maze. The nearby Salmon Creek area has chain grocery stores like Safeway and Trader Joe’s, plus popular restaurants like Kitchen Table Café and Billygan’s Roadhouse. Vancouver has more shopping and dining options. “You can go to Salmon Creek, but people usually go to downtown Vancouver or even Portland,” Hartzell says. The Vancouver Farmers Market is open year-round on Saturdays and Sundays from April to October and exclusively on Saturdays from November to March. Downtown Vancouver restaurants include Black Angus Steakhouse and Who Song and Larry’s, a Mexican spot overlooking the Columbia River.
