The big town on the Cape

Barnstable is the Cape’s largest town, with seven villages sandwiched between the Nantucket Sound and the Cape Cod Bay. The town’s striking beachfront views, prime location and charming main streets have attracted nearly 50,000 permanent residents, as well as millions of visitors each year. “There’s an amazing, balanced lifestyle here, where residents will stay very active outdoors, and you’re also so close to Providence and Boston,” says Amanda Kundel, a broker associate with Compass, who has worked in the area for 24 years. “Many people have second homes here, but it’s also a great place for year-round locals.” The Cape Cod Hospital is a top Barnstable employer, while other residents make the 70-mile commute to Boston for work. However, much of the town’s economy runs on service and tourism.

Activities on land at Sandy Neck Beach or in the sky from the Cape Cod Airfield

Recreation in Barnstable centers around the water, with countless spots for swimming, fishing and boating. Craigville and Sandy Neck are popular public beaches on opposite coasts, while Keys Memorial and Dowses beaches get less traffic. Sandy Neck also features a shoreside campsite and walking paths through the dunes. Boats and whale-watching cruises launch from the Hyannis Harbor and Lewis Bay, and marinas and yacht clubs pepper the coastline. There are three golf courses in town, and Burgess Park accommodates disc golfers. The Hyannis Youth & Community Center offers countless recreational facilities, like gyms, ice rinks and a skate park. Adrenaline junkies can see the views from above by skydiving at the Cape Cod Airfield or going for a biplane ride.

From Hyannis condos to Osterville estates

Buyers can find a variety of housing options, ranging from large single-family homes on the water to golf course condos and townhouses. The median price in Barnstable is $715,000, though costs can vary greatly from village to village. For example, the median price sits at $1.2 million in Osterville and $543,000 in Hyannis. Prices also increase with proximity to the water, and the most luxurious properties have private docks, pools and beaches.

Though midcentury modern builds and new traditional houses occasionally hit the market, architecture mostly consists of prototypical New England styles. “The classic Cape Cod styles are most popular here, and there’s an appreciation for antique homes,” Kundel says. Shingle-style houses and colonials are common, as well.

Seafood, scoops from Four Seas and shopping locally

Barnstable serves cuisines from all over the world, though seafood dominates the restaurant scene, especially along the coasts. Cotuit was once recognized as the oyster capital of the world, and the Cotuit Oyster Company has shipped out orders since 1857. An area classic, Mattakeese Wharf Waterfront Seafood Restaurant operates seasonally on the Barnstable Harbor and has live music on the weekends. The blacksmith-turned ice cream parlor, Four Seas, is the oldest in Massachusetts and an iconic spot for a cone during the summer.

While big-box options are available in shopping centers off Iyannough Road and the Cape Cod Mall, there’s a push to support small businesses. “It’s a close-knit community with a shop-local mentality,” Kundel says. Many of Barnstable’s villages have main streets, lined with boutiques, cafes, country stores and small grocers, including the Old Village Store and Barnstable Market.

Two art districts, museums and Sturgis, the country’s oldest library

Barnstable has a thriving art presence because, as Kundel concludes, “The scenery here is perfect for it.” Studios and galleries line the main streets in various parts of town, like the Barnstable and the HyArts cultural districts. The Cape Cod Art Center hosts open air markets, exhibits and classes for all experience levels. “Lots of people come to the Cape after they’ve retired and begin a second career in art,” Kundel says. The Cotuit Center for the Arts puts on theatrical productions, and the Melody Tent hosts comedy shows and concerts on a rotating circular stage.

History buffs can explore Sturgis Library, the oldest in the U.S. The 1717 Meetinghouse also still stands and now holds church services and community meetings. The JFK Hyannis Museum showcases the former president’s history on the Cape, which was one of his most cherished vacation spots. Other educational opportunities include the Cape Cod Maritime Museum and the Zion Union Heritage Museum, which celebrates the early Cape Verdean settlers and their influence on the local cranberry bog and whaling industries.

Navigating Barnstable and the Cape Cod peninsula

Hyannis is the transportation hub of Barnstable, offering access to the CapeFLYER commuter rail, Cape Cod Regional Transit Authority buses and ferries to Nantucket and Martha’s Vineyard. JetBlue, Cape Air and American flights out of Boston, New York and Washington, D.C., arrive at Cape Cod Gateway Airport. Massachusetts routes 6A and 28 serve as the town’s main thoroughfares and link with roads that lead to Providence and Boston, both approximately 70 miles away.

Barnstable Public Schools and A-rated private options

The Barnstable Public Schools district scores an overall B grade on Niche. Students may attend a variety of elementary schools for prekindergarten through fifth grade before heading to Barnstable Intermediate School and Barnstable High. Private kindergarten through 12th grade options include Trinity Christian Academy of Cape Cod, which scores an A-minus, and the A-rated Cape Cod Academy. Graduates can seek higher education at Cape Cod Community College for an associate’s degree.

A decrease in crime and expanding the Cape Cod sewer system

According to Massachusetts Crime Statistics, the overall crime rate in Barnstable is lower than the statewide rate. Between 2022 and 2023, the number of reported violent crimes dropped by over 10%. During the same time period, overall crime decreased by about 2%.

Barnstable is a Nitrogen-sensitive area, and the entire peninsula pushes to stray away from septic systems. “They’re trying to expand the infrastructure of the town sewer because right now, it’s only in a few pockets of the Cape,” Kundel says. “The towns are all working hard to make this happen because it will help our ponds and drinking water, but it will take many years to complete.”

Other environmental factors to consider include potential flooding and high winds near the coast. Kundel also says that winters are milder here than in other Massachusetts regions.
