Older homes along the Susquehanna River in rural Barton

Sitting along the Susquehanna River in Tioga County, New York, Barton has older homes with forest and farmland settings. “It’s a small community with rural living," says Tracie Simons, an associate broker with Knolles Real Estate, who’s been selling homes in the area for nearly a decade. "That’s what most people here are looking for.” Waverly, the county's largest village is about 6 miles away and has a more traditional neighborhood atmosphere.

Traditional homes starting in the $100,000s

Traditional-style homes, some from the late 1800s, come with rural lots ranging from a quarter-acre up to 5 acres. These houses range from $100,000 to $350,000 and some have long driveways or detached garages. In Waverly, bungalows and National-style homes sit close together along gridded streets with some front and back yard space. Most houses have driveways for vehicle parking, though only a few have garages. Prices in Waverly also range from $100,000 to $350,000.

Children can attend Tioga Central School District, rated a B-plus

Tioga Central School District serves the area and earns a B-plus from Niche. Students may start at Tioga Elementary, which teaches kindergarten through fourth grade and earns an A-minus. Tioga Middle gets a B. Tioga Central High receives a B-plus and its Tigers won state football championships in 2021, 2022 and 2023. The team's head coach earned the "coach of the year" title from the New York Giants in 2023. In addition, a $23.6 million bond issue approved in 2024 will add classrooms and a second gym to the high school.

Close to I-86

State Route 17C serves as the main road in the community. Interstate 86 can be accessed in Waverly and leads 40 miles east to Binghamton. Guthrie Robert Packer Hospital is 8 miles south across the Pennsylvania border, but the closest in-state hospital is Arnot Ogden Medical Center, about 25 miles away in Elmira. The closest airport, Ithaca Tompkins International, is 36 miles north. Cornell University is also in Ithaca.

Local staples in Waverly, chains in Athens

Waverly has locally owned spots like Soprano’s Italian Market, which sell groceries and serves pizza, subs and baked goods. Becky's Diner is open for breakfast and lunch and focuses on comfort food. Locals can head 10 miles south to Athens, Pennsylvania for chains like Walmart. “You can also go the other way to Binghamton, which is about 45 minutes away,” adds Simons. Owego is 9 miles away and has chain grocers like Price Chopper, smaller independent markets and shops selling farm-fresh goods.

Events in the area are centered in Waverly, which hosts several events throughout the year. In August, the Waverly Glen Music Fest includes live performances and food vendors. In September, Fall Fest has vendors and family activities at East Waverly Park. Neighboring Owego also has a farmers' market that runs from June to October. Glen Park Vineyards holds a craft show in November and hosts live music in the summer and fall.
