Older homes along the Susquehanna River in Barton

Sitting along the Susquehanna River in Tioga County, New York, Barton has older homes with forest and farmland settings. “It’s a small community with rural living," says Tracie Simons, an associate broker with Knolles Real Estate, who’s been selling homes in the area for nearly a decade. "That’s what most people here are looking for.” Waverly, the county's largest village, is about 6 miles away and has a more traditional neighborhood atmosphere.

Traditional homes starting in the $100,000s

Traditional-style homes, some from the late 1800s, come with rural lots ranging from a quarter-acre up to 5 acres. These houses range from $100,000 to $350,000 and some have long driveways or detached garages. In Waverly, bungalows and National-style homes sit tightly together along gridded streets with some front and backyard space. Most houses have driveways, but few have garages. Prices range from $100,000 to $350,000.

Well-rated Tioga Central School District

Students may start at Tioga Elementary, which teaches kindergarten through fourth grade and earns an A-minus from Niche. Tioga Middle gets a B. Tioga Central High receives a B-plus.

State Route 17C serves as the main road in this car-dependent town. Interstate 86 can be accessed in Waverly, taking commuters 40 miles east to Binghamton. Guthrie Robert Packer Hospital is 8 miles south across the Pennsylvania border. The closest airport, Ithaca Tompkins International, is 36 miles north.

Local staples in Waverly, chains in Athens

Waverly has locally owned spots like Soprano’s Italian Market, which sell groceries and serves staples like pizza, subs and baked goods. Becky's Diner is open for breakfast and lunch and focuses on comfort food. Locals can head 10 miles south across the Pennsylvania border to Athens for chains like Walmart. “You can also go the other way to Binghamton, which is about 45 minutes away,” adds Simons.

Events in neighboring communities

Waverly hosts several events throughout the year, including the Waverly Glen Music Fest in August with live performances and food vendors. In September, Fall Fest takes place at East Waverly Park with vendors and family activities. Neighboring Owego also has a farmers' market that runs from June to October.

Hiking trails, country club in Waverly

Waverly Glen Park on Moore Street offers a playground, tennis court and a trail that goes past the park’s waterfall. Shepard Hills Country Club is right next door with a public 18-hole golf course. The Two Rivers State Park Recreation Area is also just west of town, featuring over 6 miles of hiking trails.
