Suburban living in the hilly fringes of San Mateo

Dotted with coyote brush, chaparral and springtime wildflowers, Sugarloaf Mountain rises above the San Francisco Peninsula suburbs in San Mateo County. At the bottom are the suburban homes and winding hillside roads that make up the San Mateo Knolls neighborhood. Located in the forested fringes of San Mateo County, it’s sought after for its secluded streets and scenic views. “It really feels like you’re in nature, but you’re a few blocks from Hillsdale. You’ve got these country roads that back up to raging creeks. There are bobcats, coyotes and quail out here. It’s really special,” says broker Phil Watson of Christies International Real Estate, who is a specialist in the neighborhood.

Midcentury homes on curved, hilly streets

Most homes in the neighborhood were built in the 1950s and 60s during the Peninsula’s construction boom. Ranch style homes and split-level homes are the most common designs here, although some newer homes can be found here as well. Many older homes have been well-maintained, upgraded and renovated by their owners. Most properties overlook lush landscaping and leafy gardens. Listings range from around $2 million to $3 million, with newer homes fetching the highest prices. Most San Mateo Knolls homes sell within three weeks, far faster than the national average.

Hiking to the top of Sugarloaf Mountain

The neighborhood surrounds Laurelwood Park and Sugarloaf Mountain, where hiking trails meander across wooded, brush-laden terrain. At 225 acres, there’s plenty of space to roam the rugged hillsides. “Laurelwood Park is where all the locals walk. It’s a really pretty hike,” Watson says. Indian Springs Park is a smaller neighborhood park, and a nice place to unwind on a sunny day. A plethora of outdoor adventures are found a few miles west of the neighborhood in the tree-covered Santa Cruz Mountains. Beyond the mountains are the beaches, surf-spots and Pacific scenery of Half Moon Bay.

Highly rated Hillsdale High

Young students start at Laurel Elementary School and continue to Abbott Middle School. Both schools earn B ratings from Niche and is within a 15-minute walk from most residents. Hillsdale High, which earns an A-plus rating, is ranked among the best high schools in the state by Niche. The school offers a wide range of specialty courses and pathways, from career technical education to visual and performing arts. It’s garnered many awards over the years and has been recognized as a National Blue Ribbon School.

Hillsdale Shopping Center and Crystal Springs Village

San Mateo Knolls is only a few minutes’ drive from Hillsdale Shopping Center, an indoor shopping mall anchored by Nordstrom and Macy's. Across the street, there’s a Trader Joe's for groceries and everyday essentials. Residents can take a quick drive in the opposite direction to get to Crystal Springs Village, a small shopping plaza with a Safeway, a CVS pharmacy and several independent eateries and shops. Neal’s Coffee Shop is a popular stop for breakfast and lunch, while Ranbow Pizza is great for a late-night slice.

Getting around the Peninsula, from San Francisco to San Jose

San Mateo Knolls is within 5 miles of major highways like U.S. 101 and Interstate 280, making it a popular spot for commuters heading to San Francisco, San Jose and Silicon Valley. "You're also basically within walking distance of the Caltrain at Hillsdale Station," says Joe Polyak, Realtor at RISE Homes and a longtime area resident. The Caltrain shuttles locals 20 miles into downtown San Francisco. But while many people commute to work every day, some residents don’t have to travel very far at all. "The San Mateo Medical Center is also in town – a lot of people work there," Polyak says.

Low crime scores

San Mateo Knolls earns a low crime score of 2-out-of-10 from CAP Index, putting it several ticks below the national average. The San Mateo Police Department is an active part of the city. Officers and employees participate in community events throughout the year, including the National Night Out.
