The community of Four Corners, located west of Walt Disney World Resorts, earned its name because it represents the convergence of four counties: Polk, Orange, Lake and Osceola. “That’s a big draw, getting to choose which county you want to live in, basically,” says Z. Colon, a broker and the owner of Elite Realty. Colon lives in Four Corners and sells throughout the Orlando area. “The taxes are all a little different per county, the schools are different. You get more options here than you would in most of Orlando.”

Colon also says the area’s mix of housing styles and amenities is a plus for living here. “We have everything from apartment complexes to resort-style homes to homes on five acres and are zoned for horses. You can live on a farm and be a block away from the Omni Hotel.” Hotels, resorts and water parks line Four Corners’s main thoroughfare. Yet, peaceful suburban areas are dedicated to the 56,000 full-time residents, with single-family homes, quiet streets and easy access to shopping, dining, Disney and downtown Orlando.

Single-family homes of all sizes; resort living in planned communities

The northernmost part of Four Corners consists mainly of New Traditional homes tucked into an area with a large tree canopy. Meanwhile, Communities like Sawgrass Bay are home to large lakes that offer some homes water views. The city’s center is where the Orlando area tourism industry flourishes, with about a half dozen vacation resorts mingling with a few apartment complexes and residential subdivisions. To the south are ChampionsGate and Reunion, two large master-planned communities that draw a mix of full-time residents and snowbirds looking for resort-style amenities.

Homes are mostly new throughout the city, built between the 1990s and 2000s. The median price is about $480,000. Those looking for vacation homes can find them in a few communities, especially in the gated Reunion. These large homes often exceed 9,000 square feet and can feature as many as 12 bedrooms, with prices often starting at $1 million and climbing to nearly $7 million. Condos and townhouses are also available for those wanting something with less upkeep. The median price for townhouses is $400,000.

Seven miles from Walt Disney World and other attractions

The draw of living in Four Corners – full or part-time – is its proximity to Walt Disney World Resort, about 7 miles outside the city. Universal Studios Orlando is 20 to 30 miles away, depending on the highway, and SeaWorld Orlando is about 13 miles away. Margaritaville Resort is even closer to the city, about 4 miles away.

Northeast Regional Park is nearby; golfers tee off at Highlands Reserve Golf Club

A few big parks are just outside the community. Northeast Regional Park in Polk County offers room for everything from soccer, football and lacrosse fields, to baseball and softball diamonds. There are also tennis and racquetball courts, a playground and a dog park. Loughman Park is also in Polk County and offers additional amenities. Boating and fishing are popular in the area’s many lakes. “Old Lake Davenport is popular. People bring their jet skis or rent them, they go fishing. There’s a lot of fun stuff to do there,” Colon says.

Celebration Lakeside Park, in nearby Celebration, is a green space near Celebration Town Center that has tennis courts, walking trails and an open field overlooking Lake Rianhard. Golfers can play the course at Highlands Reserve Golf Club, which mixes Scottish-style fairways with an old Florida vibe. Residents of Reunion can join Reunion Resort, a private club that offers tennis, pickleball, and golf.

Essentials and restaurants in the community; Disney Springs is nearby

Various shopping centers throughout the community offer popular stores like Publix, Walmart and Lowe’s, as well as services and restaurants. At Town Center at Cagan Crossing near US Highway 27, locals can get a British pub experience at The Friar Tuck and find authentic Mexican classics at Sr. Tequila Mexican Grill. The Cagan Crossing Community Library is also located in this shopping center and offers regular programming for children and adults.

Disney Springs is about 10 miles from the city’s center and is a bustling shopping and dining hub next to Walt Disney World Resort. Farther into Orlando, locals catch Orlando Magic games at the Kia Center and find popular restaurants along I-Drive, a buzzy stretch of International Drive. For urgent medical needs, Orlando Health South Lake Hospital’s Joe H. and Loretta Scott Emergency Room is located on Cagan Road. AdventHealth Hospital is in nearby Celebration, along with several other medical centers.

Children can attend school in one of four districts

Four school districts serve the area: Lake County Schools, The School District of Osceola County, Polk County Public Schools and Orange County Public Schools. Lake and Polk rate a B on Niche, Osceola rates a B-minus and Orange County rates an A-minus. Which district children attend depends on where in the community they live, but all four districts offer school choice. There are also two charter schools in the area, Four Corners Charter School, which serves kindergarten through fifth grade, and Four Corners Upper School, which serves sixth through 12th grade.

Hurricane damage is rare; crime rates are low

Crime data is not available for the community itself, but a look at the surrounding cities can provide insight. According to the FBI’s Crime Data Explorer, in Davenport, there were 73 instances of property crime, down from 81 in 2023. Violent crime in Davenport increased slightly: 67 instances in 2024 versus 63 in 2023. In Clermont, There were 270 instances of property crime in 2024, up from 145 in 2023 and there were 129 instances of violent crime in 2024, up from 105 in 2023. The neighborhood of ChampionsGate has a crime rating of 4 out of 10 on the CAP Index, the same as the national index. Reunion rates a 2 out of 10.

Due to its location inland, Four Corners isn’t often susceptible to hurricane damage. However, flooding and wide-scale power loss are possible during severe storms.

SR-429 and I-4 keep locals on the move

Interstate 4 and State Route 429 run through the community and are the main way locals get around. I-4 leads directly into Downtown Orlando and SR-429 leads directly to Walt Disney World Resort.
