Living inside the only community within Walt Disney World Resort
Living inside a Disney theme park might seem like a dream, but Golden Oak residents experience that magic as the only residential neighborhood within Walt Disney World Resort. Four miles from Magic Kingdom, the private, master-planned community in Buena Vista offers residents resort-style living, luxury homes, exclusive perks and ultimate privacy. Golden Oak was completed in 2011 and named for the Golden Oak Ranch that Disney owns in Santa Clarita, California. Since then, Disney lovers, retirees, celebrities, athletes and snowbirds have flocked to the area. “It’s really a second-to-none type of neighborhood,” says Matt McKee, Founding Agent and Broker Associate of The McKee Group. McKee has been selling in the area for 28 years. “When people think of ultra-luxury and vacation homes, they tend to think of mountains and the ocean. This is Space Mountain and Cinderella’s castle as your backdrop, fireworks every night, and Mickey and crew at breakfast.” Golden Oak is divided into eight sections and contains 299 homes. The Four Seasons Resort Orlando also anchors the community, which offers residential homes. In July, the five-star hotel announced Four Seasons Private Residences, adding more luxury housing to the community. “They’re getting ready to launch 40 more construction units: condos and villas that start at $5 million,” says McKee. The collection, scheduled to be complete by 2026, will feature nine boutique homes and 31 units in a mid-rise tower. Newcomers will need to act soon because, according to McKee, properties go extremely fast, even within the community. “They will start selling them in the fall, but if I had to bet, current residents will buy them,” he says. “Many residents have three, four and five homes out of the 299.”
Luxury mansions and multi-million-dollar Disney-themed estates
Golden Oak has eight gated neighborhoods, each with its own vibe and unique architectural styles, but all share the same exclusive amenities and convenient access to Disney. Designed by the Imagineers, Disney’s design and research team, the community primarily features lavish Spanish and Mediterranean-style homes, custom-built properties, vacation villas and contemporary estates. Most homes were built in the mid-2010s and range from approximately $1 million for a three-bedroom home a little over 2,000 square feet to over $17 million for a seven-bedroom estate over 10,000 square feet. All homes have outdoor lounge entertaining spaces, pools and are beautifully landscaped. Exclusivity is part of what drives the value and competition of Golden Oak. “There are six homes that are actively listed, but they’re all resales,” says McKee. “Homes are being built, but they’ve all been sold or purchased. It’s such a good investment. Many paid $3 and $4 million, and now it’s worth $8 million.” Luxury, meticulous detail and statement exteriors define this community. "Not only are residents treated to the proximity of the parks, but each home has its own touch of Disney charm," says Tiphany Weeks, a broker with over a decade of luxury real estate experience and founder of Diamond Real Estate Group. "One client's home has a replica of Walt Disney's home office." Disney elements and characters are sprinkled throughout Golden Oak, from a gold sculpture of one of the seven dwarfs sleeping on a bench to statues of Bambi and friends perched alongside community walkways and Aerial and Sebastian perched atop a rock overlooking an Olympic-sized pool. “There are a bunch of hidden Mickeys throughout, but the neighborhood doesn’t scream Disney. It’s modest and tasteful,” says McKee. “There are homes that have no Disney fingerprints in them at all, but then you can go in some, and every room has a different theme.”
Similar to other gated multi-million-dollar communities, many Golden Oak homes are modern and contemporary custom-styled homes. Those who opt for a Disney theme go all out with their designs inside their homes, from Disney films like “Frozen,” “Star Wars,” “Mulan” and “Finding Nemo.” Some are longtime collectors; others have Disney-themed statues and other décor installed when they move in. “There are so many themes, from Cinderella’s castle to Toy Story to Alice in Wonderland,” says McKee. “No creativity is spared. A lot of these folks worked at Disney for 10 to 20 years, so it’s not a random interior designer; it’s someone who worked at Disney that has their own private business that has their design influence on these homes and rooms within the homes.”
Carolwood, in the northernmost section, offers the largest houses in the community, averaging between 6,500 to over 12,000 square feet. Homes here are Spanish-style villas with private pools and golf course or water views. Marceline has water views and traditional homes. Silverbrook, named after Walt Disney’s first animation studio, is next to a conservation area and features Mediterranean-style estates. Symphony Grove has decorative storybook-style homes and a hamlet of cottages. The Four Seasons Private Residences offer gated, expansive contemporary estates on the Four Seasons Resort grounds. “Residents in the Four Seasons section have full concierge service,” says McKee. “You can get room service in your house from the hotel. They get access to the spa and the pools. It’s all included.” All Golden Oak residents have access to the Four Seasons Resort amenities. Golden Oak Private Club, a mandatory membership, offers access to a golf course, tennis court, experiences, concierge-style services and an Italian villa-style clubhouse. "It's a beautiful clubhouse with a pool, restaurant, family room and coffee shop," Weeks says. Residents enjoy security, with a double gated entrance patrolled 24/7 and automated gates to enter different sections. The concierge service includes setting up Disney parks and events tickets, park transit, dining and spa reservations and golf tee times. Homeowners' annual association fees are $6,600 and $19,000 for the Golden Oak Private Club membership. Marceline, Kimball Trace and Symphony Grove communities have $4,200 yearly maintenance fees covering all lawn care and exterior repairs.

Onsite restaurants and theme parks in every direction
Golden Oak residents enjoy access to clubhouse eateries, like Bolton’s Restaurant, a casual spot serving pasta, pizzas and small plates. Markham’s Restaurant is another on-site restaurant for fine dining. They can fuel up in the morning at Tyler’s Coffee Bar, which offers lattes and breakfast items. Outside the community, PB&G is a popular eatery in the Four Seasons Resort Orlando at Walt Disney World Resort. Riverside Mill Food Court is also nearby. The food hall offers six concepts, from burgers to Southern fare and breakfast. Tutto Italia Ristorante is a trendy local spot with an old-world vibe, known for its chicken parmesan, gnocchi and Italian wine selection. Publix at Lakeside Village Center provides essentials, and Disney Springs is a few miles away for more shopping and dining. The 120-acre outdoor shopping complex has four distinct areas, each with its own theme and restaurants that match it. It also has unique specialty shops, entertainment and a movie theater. Disney Transport offers buses and water taxis to travel between the complex and other parts of Walt Disney World. While residents can easily access Disney theme parks any day of the week, they are surrounded by other attractions like SeaWorld, ICON Park and Universal Studios, all less than 13 miles away.

A short drive from Fort Wilderness Recreation Area
Golden Oak has several private parks on the property, including Waggin’ Trails Dog Park, along with a golf course and a tennis court. Tibet Butler Nature Preserve is 5 miles north, a 440-acre park on the shore of Lake Butler that offers a densely forested trail system, butterfly garden and environmental center. West Beach Park is located a mile south of the preserve on Lake Sheen and provides beach volleyball, a playground, a dock and picnic pavilions. Fort Wilderness Recreation Area is 2 miles north. The 700-acre resort offers tent and RV camping, rustic cabins and various activities. Inspired by the nostalgia of the American frontier, campers can rent boats, go horseback riding, practice archery, bike or fish. There’s also an arcade and evening entertainment at the Hoop-Dee-Doo Musical Revue dinner theater. Seasoned and beginner golfers have their pick of courses, with four surrounding the community. Four Seasons Golf and Sports Club is a popular private course that Golden Oak residents can access. The 18-hole Tranquilo Golf Course at the club also offers a 16-acre practice facility.

Community schools earn the gold
Orange County Public Schools serves the area, and local students attend Sand Lake Elementary in the Dr. Phillips community, Southwest Middle School in neighboring Lake Tibet and Windermere High School in the Lake Butler neighborhood. Sand Lake, which offers a before- and after-school drama program, has a B-plus on Niche, and Southwest Middle earned a B. Earning an A-plus on Niche, Windermere High School is ranked the fifth-best public high school in the Orlando area and offers swimming and golf teams and a film club.

Summerhouse, Golden Oak’s clubhouse, hosts a variety of events exclusive to its residents. The community puts on food and beverage tastings, beer dinners with Gaston and dining events with Disney characters. “They have full-time Disney staff, from the chef to the waitstaff,” says McKee. “There are plenty of adult and kid-friendly events. They also get extra privileges at the theme parks, like early access to new rides.” Outside of Golden Oak’s events, residents can easily access Walt Disney World Resort celebrations. Popular festivals include the EPCOT International Food and Wine Festival from August to November, Mickey’s Not-So-Scary Halloween Party from August to October, Mickey’s Very Merry Christmas Party and Walt Disney World Marathon Weekend in January.
Central to it all
Golden Oak is near major thoroughfares like Interstate 4 Irlo Bronson Memorial Highway. The city center is 4 miles away, Orlando International Airport is a 20-mile drive, and the community is 10 miles from Orlando Health Horizon West Hospital. There’s no public transportation, but the community provides a private shuttle for residents to access all the Disney theme parks.
