A waterfront west central Florida community near amenities

Beacon Square sits along the shores of the Gulf waters in west central Florida. The coastal community is located in New Port Richey and is surrounded by nature preserves, mangrove forests and canals, giving it a secluded retreat feel. Outdoor recreation overflows here, from fishing and boating to hiking trails in marshlands and acres of beach access several miles away. Beyond opportunities to explore the outdoors, the community is bordered by a major thoroughfare, providing easy access to shopping, dining and area attractions. “I have lived in Beacon Square for 12 years, and I don’t want to live anywhere else,” says Tom Emundi, Realtor for SunCoast Group Realtors, who has been in the industry since 1977. “The proximity to amenities is fantastic, and I know my neighbors by name. I feel a sense of community in Beacon Square that you don’t find in other places.”

Surrounded by preserves, waterfront parks and beaches

Boating and deep-sea fishing are common with the direct access to the Gulf waters. Anclote Village Marina is 4 miles south for those who need to rent or store a boat. The 116-acre Pasco Palms Preserve is the emerald gem of the community. The wildlife-filled refuge has a rugged trail through wetlands and mangrove swamps, a viewing deck and picnic tables. Beacon Square Park is a small community green space with a playground and a basketball court. Eagle Point Park is directly north of Beacon Square and offers over 650 acres of conservation land. Seventeen acres are for recreation, providing fishing piers, hiking and mountain biking trails and boat launches into the Gulf. The 23-acre Anclote Gulf Park is 3 miles west and has a long fishing pier, a birding trail, a dog park and easy access to Anclote River Park, which offers a 300-foot beach and a boat launch. Accessible by boat, Robert Crown Wilderness Area is less than 5 miles north of the community. The 347-acre wetland area is popular for kayaking, fishing and bird watching. Anclote Key Preserve State Park is 9 miles west for a deeper dive into nature. Also solely accessible by boat, the nearly 12,000-acre historic site is made up of four islands and offers swimming, primitive camping, a nesting bird sanctuary and a lighthouse that was built in 1887. Robert K. Rees Memorial Park is 6 miles northwest and has a 45-acre beachfront, a boardwalk and an observation tower overlooking the water. Howard Park Beach is the next closest beach for more outdoor fun, 9 miles southwest.

Coastal contemporary homes and custom Mediterranean houses

Niche ranked Beacon Square the 11th-best place to live in Pasco County. The community offers a secluded island feel with a nature preserve at its heart and the Gulf waters to the west. The tree-lined streets are filled with ranch-style homes, coastal contemporary houses and modern custom two-story properties with Mediterranean influences. Most homes were built in the early 1970s and range from the low-$200,000s for a two-bedroom more than 1,000 square feet to the mid-$600,000s for a more modern four- or five-bedroom home over 3,000 square feet. “People are moving here because of the prices,” says Emundi. “First-time homebuyers and families especially are coming because they can get a home for so much less.” Most homes have multi-car garages, spacious paved driveways for boats or other toys and backyard pools. Residents enjoy large lot sizes with an average of around 11,000 square feet, but many span over a quarter acre and are filled with avocado and lemon trees and flowering Poinciana trees. Some higher-end homes are directly on the lakes within the community or the bay. Condos are primarily in the northeastern corner of Beacon Square. The Gardens of Beacon Square is a gated 55-plus community with one-bedroom condos starting around $90,000 and two bedrooms in the low-$100,000s. The community offers a clubhouse, a lakeside pool and shuffleboard courts. Beacon Lakes is another senior condo community offering two bedrooms at the low-$100,000s to the mid-$100,000s depending on size.
