Home prices are lower here than in nearby parts of Fort Bend County, and while shopping and dining are limited in the city, nearby Rosenberg has everything you need to run errands and enjoy a night out. Residential streets here are quiet and rural. The homes near the heart of the neighborhood are a mix of older ranch-style, manufactured, and bungalow-style. They sit on grassy lots dotted with mature trees. Some sit on an acre or more or look out onto farmland. Newly built New Traditional style properties are scattered throughout the north side. Homes in Tejas Village sit close together on tidy lots dotted with young trees.
The median price for homes in most of Beasley is about $290,000. It’s a bit higher on the outskirts. About 5 miles from the city’s center is the emerging planned community of Emberly, which features new construction by Lennar, Davidson Homes, D.R. Horton, LGI Homes, CastleRock, DSLD and Tricoast. Thousands of spacious three-and four-bedroom homes are planned to be built here, along with an amenities center with a resort-style pool, clubhouse and full-time lifestyle director. As of early 2026, prices here range from $225,000 to almost $400,000.

Beasley is convenient for commuters, with a host of major employers located in Rosenberg, including Lamar Consolidated ISD, which is headquartered there. The major metro of Houston is home to even more, including BP America, Shell, ConocoPhillips and CITGO.

There is a green space across from Beasley’s city hall with a covered pavilion where residents can go for picnics outside. As of early 2026, the city has approved improvements to the pavilion, though construction has not begun. For parks with traditional amenities like playgrounds and basketball courts, residents head to Rosenberg.
Dollar General, Pilot truck stop, Chevon and a post office are all within the city. There are also churches scattered throughout the community, and two restaurants along Loop 540, Tacos Los Alvarados and Taqueria Las Cazuelas. Both locally owned spots serve authentic Mexican dishes.
