Affordable, commuter-friendly living northwest of St. Louis
With a population of less than 1,200, Velda City is one of several small municipalities in St. Louis County with its very own City Hall and police department. According to eXp Realty Realtor Alicia Sierra, a top seller in the neighborhood, “There are a couple of things that are attractive about a municipality like Velda City. One is very short, easy commutes to downtown St. Louis and the city at large, including all those attractions and amenities like the airport.” Sierra also says the homes in the neighborhood are affordable. “You can get a livable home for $60,000 to $70,000. It might not be super updated, but you can get a renovated, nicely updated home in the low $100,000s, and that’s a tough price point for someone to find a home completely move-in ready.”
Velda City homes with historic charm
According to Sierra, the neighborhood has a lot of nice brick housing stock, many in styles like bungalows and Tudor Revivals, that were built in the 1940s. “They're very well-built homes with pitched roofs, which is more popular than some areas in the county with low roofs. And brick homes are a thing. Buyers, generally speaking, do prefer brick homes.” Sierra says a typical home in the neighborhood would be a brick two-bedroom home, around 900 square feet, with a tuck-under one-car garage. “Those were popular back when people had one car for the family, and it's not atypical now for those garages to be converted to living space,” she says. Homes are on linear city blocks lined with mature trees and sidewalks. Many lots have driveways that run along the side of the house.
The hilly streets of Velda City are kept clean by it's residents and local government.

Local code enforcement
Sierra notes that because Venda City is its own municipality, it has its own police department and building code enforcement. “So when I talk to clients, I tell them there’s an upside and a downside. The upside is St. Louis County’s code enforcement covers huge areas, so it’s a little more difficult for them to stay on top of things, whereas in a small community like Velda City, they can be more on top of things. On the other hand, the streets look very neat and clean — you don’t see trash that’s not picked up or overgrown grass. So that is an attraction or detraction according to someone's point of view.”
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
