A mid-century residential community near Orange Park
Bellair-Meadowbrook Terrace, a community of over 13,000 residents south of Jacksonville, is home to mid-20th century houses and the 953,000-square-foot Orange Park Mall. “This is a very well-established, older area near the city of Orange Park and the mall,” says Realtor Maggie Kingsley of United Real Estate Gallery. She’s sold homes across the region for nearly a decade and lives in Clay County. “The houses have been here for a while,” she says, “and they’re modestly priced and sized.” Kingsley says the area is predominantly residential, but plenty of shopping is available at its doorstep. “It’s right by Kingsley and Balding, and there’s a lot of commercial activity right there.” The military is the largest industry in the area. Bellair-Meadowbrook Terrace is located just south of the Jacksonville Naval Air Station, a leading employer in Clay County. Camp Blanding Joint Training Center, a training site for the Florida National Guard, is about 21 miles away. HCA Florida Orange Park Hospital is the community’s top private employer.
The Orange Park Mall is a great place to go to find many retailers and catch a movie.

Modest ranch-style homes from the 1960s
The median home price in Bellair-Meadowbrook Terrace is around $254,000, over $100,000 below the national median. The market is primarily single-family homes; ranch-style and midcentury modern homes are the community’s most popular styles. “Homes here typically have three to four bedrooms and measure around 1,500 square feet,” Kingsley says. Many homes date to the 1950s, but housing development wasn’t in full swing until the 1960s. There’s minimal new construction in the community. “Most new construction is farther south than this area,” Kingsley says. A few townhomes and condominiums are available north of Wells Road.
There are nice, well-maintained ranch-style homes in the Bellair-Meadowbrook Terrace neighborhood.

The Clay County School District earns high remarks on Niche
The Clay County School District scores an overall A on Niche and serves over 39,000 students. Niche ranks CCSD as the fourth-best school district in Florida, with several high-ranking schools. Orange Park High School and Orange Park Junior High School score a B-plus. St. Johns Country Day School offers private school options for kindergarten through twelfth-grade students and scores an overall A on Niche. FORTIS College has popular medical and dental assisting programs and offers an Associate in Nursing Program.

Ball games at Walter Odum Park and day trips to Doctors Lake
According to the Trust for Public Land, 12% of residents live within a 10-minute walk of a park. Walter Odum Park is one of the community’s few parks, offering over six acres operated by the Police Athletic League of Clay County. It has sports facilities widely used for tournaments and recreational leagues. The city of Orange Park, just east of Bellair-Meadowbrook Terrace, operates several public parks with traditional amenities. The St. Johns River and Doctors Lake are nearby, and spots like Rob Bradley Conservation Park at Nelson Point offer water views.

Orange Park Mall is the area largest retail destination
Bellair-Meadowbrook Terrace is an important shopping destination for the suburbs south of Jacksonville Naval Air Station. Orange Park Mall is the largest retail development in the community, with about 80 shops and 20 restaurants. Big box stores, service businesses and restaurants line major thoroughfares, including Blanding Boulevard and Wells Road. “There’s a ton of shopping and restaurants right down Wells Road,” Kingsley says.
The Orange Park mall has frequent carnivals for the residents to come out and enjoy.

The Jacksonville Transportation Authority serves the community
The Jacksonville Transportation Authority serves Bellair-Meadowbrook Terrace, and buses stop along Blanding Boulevard and Kingsley Avenue. Jacksonville is about 15 miles north of the community, accessible via State Route 21. Interstate 295 runs along the community’s north end, and U.S. Route 17 is nearby. HCA Florida Orange Park Hospital is on Kingsley Avenue, and Jacksonville International Airport is about 26 miles away.

Hot summers and hurricane risks
According to First Street, the risk of flooding in Bellair-Meadowbrook Terrace is relatively low. However, the community remains susceptible to strong winds due to the likelihood of hurricanes and severe storms. Summers are hot here, and winters are mild; temperatures rarely dip below 45 degrees throughout the winter.
Even the alligators are finding shade in the hot Florida sun.
The St. Johns River is a nice place to sit and relax in the sun.
