Modern amenities and "little village mystique"
Set in the southeastern corner of the Miami Valley, Bellbrook is a small, suburban town surrounded by both verdant foliage and modern amenities. However, Bellbrook didn't achieve this reputation for safety, natural beauty and excellent schools in a vacuum. "We see it as a four-legged table: there's the city of Bellbrook, Bellbrook-Sugarcreek schools, the park district and Sugarcreek township," says Forrest Greenwood, Bellbrook council member and former deputy mayor. "We hold each other up, and if you lose one, the table might flip over. We work together, and we respect each other." With a history beginning in 1816, Bellbrook has had a long, successful path toward establishing its own civic pride. Green spaces, local businesses, and annual events have flourished without eliminating the vibrant "small town" vibe that made it so beloved in the first place. "It's the mystique of the little village," says Greenwood. "It's old, but it's well kept. People know their neighbors-- they're proud of where they live."
Steady development since the 1960s
The homes in Bellbrook tend to have vast stretches of well-manicured lawns and backyards. Sidewalks are typical throughout the area, with older, more established neighborhoods even offering tree-lined pathways directly into the heart of the area's historic downtown. Though some historic homes still populate these older sections of Bellbrook, new construction has been fairly consistent since the mid-20th century. This has made for an eclectic mixture of homes that reflect the time they were built. Ranch-style homes from the 50s and 60s make up most of the lower price range, starting in the high-$100,000s, with 80s-era split levels falling between the high-$200,000s and high-$300,000s. Early 21st-century Craftsman-style homes begin to crop up in the low-$400,000 range, with new McMansions peaking in the higher $600,000s. Streets are clean and well-maintained, only adding to the safe, small-town ambiance that Bellbrook is known for.

One of Dayton's top school districts
Though Ohio Open Enrollment allows students to choose public schools outside their district, most Bellbrook residents attend one of the five schools in the Bellbrook-Sugarcreek Local School District. Students can begin at Stephen Bell Elementary School, which scores a B-plus with Niche, before heading to Bell Creek Intermediate School with an A. From there, they can attend A-rated Bellbrook Middle School before enrolling in Bellbrook High School, which, in addition to its A-rating, has been consistently listed as one of the top high schools in the Dayton area by U.S. News & World Report. In addition to top-rated academics, the school district has an impressive athletics record, regularly taking home Southwestern Buckeye League titles for football, volleyball, soccer, golf and more.

Soccer fields and green space
The natural beauty of Bellbrook isn't limited to the verdant foliage that surrounds the town on three sides. With 54 acres of green space, Sackett-Wright Park is one of the area's largest public parks and features multiple fields for football, soccer and baseball, in addition to picnic shelters and public grills. The 4.3-acre Magee Park is extensively wooded and has playground equipment and a t-ball field for kids and their families.

A combination of the familiar and the local
Despite its small-town atmosphere, Bellbrook prides itself on being very business-friendly. In addition to familiar staples like Kroger, Kohl's and the Walmart Supercenter, the area takes pride in its local businesses. When locals need to pick up groceries, they typically head to Dot’s Market in Downtown Bellbrook. The recently opened Blue Berry Café offers breakfast and lunch options in a classic diner setting, while the Bellbrook Crewing Company serves up locally crafted IPAs and lagers with a modern, industrial atmosphere.

15 miles to Dayton via I-675
Bellbrook's location just southeast of Interstate 675 makes it convenient to most of the surrounding area. "It's close to the Interstate, so getting to Dayton and the suburbs is incredibly easy," says Realtor Rhonda Chambal, president and owner of Irongate Realtors. "It's an easy drive from town to Wright Patterson Air Force Base, and there's a ton of shopping nearby."

With its active community, local events are common in Bellbrook. "There's a lot of spirit in this town!" says council member Greenwood. The Sugar Maple Festival is our biggest event." With live music, food vendors, wine tasting and even a dog show, plenty gets jammed into this annual spring celebration.
Important to know
Though significant disasters are rare, Bellbrook's location in the flood plains is essential for all residents, many of whom must pay for flood insurance when purchasing property. "We're one of the lower areas in Greene County, so we're always on the lookout for storm systems and flooding," says Greenwood. "We installed a new tornado siren system, not necessarily because we had to, but because it's better to be safe than sorry."
